Comments (5)Congratulations, really good bones, lots of nice natural light. I was a bit unsure if you were about to do kitchen laundry. The current kitchen looks neat and tidy but here are a few thoughts if that is what you are about to do. I love bamboo floors. Would be good to see what they look like. Some thoughts Structurally are you able to take out the two kitchen walls that enclose the kitchen from the living dining. Leave the entrance wall in creating an open plan living dining with either a peninsula or an island bench with breakfast bar. Keep that area closed from rest of the house as is now to save on your heating cooling costs. Can you locate the laundry into the current mud room and perhaps expand that room - though functionally it is a long way from the rest of house. It may pay to get a building designer to help you. The fee would be worth it. Especially if changing structural features like walls. Court yard - are you able to put a roof over it then you would be able to walk to games room under cover depending how much access you would like to that room and how frequently you would use it. Comments (5)I think as long as the white tiles are the same in each room, and the turquoise and grey tiles are similar shape and size, then that, would be sufficient consistency. I actually like the idea. I liken it to having rooms painted a different colour, but each has the same flooring. By the way, I wish I had gone with my gut and tiled the laundry floor charcoal grey. Instead I listened to builder and hubby who said we should use white to make the room seem bigger. Just seems bigger for me to clean more often, in my opinion lol!...See MoreSmall living area design ideas help
Comments (6)Placing seating in this area would make it look like a waiting room so I would embrace its current function as a corridor. Get a lovely area rug that is almost as big as the space, hang some art on the walls to give them some interest and soften the french doors with a blind or curtain that can be opened or closed depending on your mood. Comments (8)If you look at the master firstly , basically the bed has to go under the window I'm guessing , so everything from the bed across to the 2 doors is wasted . That small hall into the guest bedroom and 'that' WIR ( linen cupboard ? ) is also a waste of space . This may be more than you want to do , but if you took out the WIR in the master , and moved the door to where the 'flat' end or the WIR is , and continued that wall across to the external wall , you'd have a heap more usable space in the Master . The ensuite with it's angled entry then becomes bigger ( yes , I know , it's only 5 years old ) and MAYBE you could even walk through the WIR to the ensuite ( not my favourite idea , but it's an idea ) . But also , you now end up with a door straight into the guest bed , and include some of the hall , so the guest room is at least 1/3rd bigger , and the linen cupboard becomes longer ( bigger ) , or possibly even have a bigger L shaped bathroom , but thats moving more walls and maybe swapping the toilet and bathroom -- in other words , a biggie ! Just ideas , but there seems to be better ways to use the space -- it will cost $$$ , but it will presumably get you closer to your ideal layout ....See Moreoklouise
