Miranda You appear to be making all the right choices in life. I will be a little bit presumptuous by offering some advice on helping you to raise your child in touch with nature in this age full of all the electronic lures that keep the kids indoors. or, when outdoors, glued to a small screen, rather than the glory that surrounds them. I am writing a book about landscape architecture and have a section regarding the importance of embracing nature in the preschool years. - which I would like to forward that section to you. However, my computer skills are limited to email and US Mail. I don't even know how to attach a picture to the text. If you would like to receive this draft from my future book, send me your email or postal address, and I'll get it right off to you. My email is cascio.offsite@gmail.com Good luck with your new challenges and opportunities. Joe Cascio

Your house won't fit on your section! Your front rooms plus garage add up to 23m wide, and that's not allowing for the thicknesses of the walls and cladding, plus any eaves. Before you start designing, you will need to find out about setbacks and recession planes so you know how much of your section you can actually build on. You also need to consider things like the path of the sun, prevailing winds, climate, views, proximity to neighbours, privacy, flow (both through the house and outside), placement of utility areas etc. You also need a clear idea of the style of house you would like and you need to design to suit the way you live now, plus think really hard about how you are likely to live in the future (to give just one example, I can almost guarantee that kids won't use that toy room, as they like being close to Mum and Dad when they are little). Beyond that, you need to give thought to sustainable building, and how far down that path you will choose to go. There are many things such as passive solar design that are effectively free to do at the design stage, which will make your house cheaper to run and more comfortable to live in, and these should absolutely be part of your brief. There may be minor extra costs for things like better insulation, low- or no-VOC products and finishes, energy efficient appliances and fittings etc, which could pay for themselves in a short space of time and/or make your home more pleasant to inhabit. Other features such as solar power and grey water recycling may fall outside your budget now, but it may be wise to allow for these to be easily retrofitted in the future. This is a HUGE house - why do you want it to be so big? I'm not sure what average building costs are where you live but that would be a million dollar house in NZ, with only average features and finishings (e.g. acrylic, rather than tiled showers, laminate kitchen etc). As the global trend seems to be moving towards smaller but better quality houses, it might be worth considering resale potential in the future. It is not easy to design a home, and it is such a massive investment that you want to be really sure you've got it just right. You'd probably be better to employ an architect if you want a unique home, unless you are prepared to spend months or even years educating yourself to a point that you can confidently design a house that takes into consideration all the issues I've raised above (and that's only just scratching the surface of the many decisions you will need to make). Good luck!

Thank you robandlyn. I am definitely leaning towards the karndean especially for the kids. I might use it for a splashback?? hi the interior therapist. Thank you for your reply. The budget that was put into our build (by the builder) makes hardwood floors an extra $23k. Although the 600 x 600 are expensive to lay it still comes in at less than half the price including bathrooms. We had hardwood in our last house, I liked it but it scratched and dented with chairs and kids dragging their sandy bikes inside. i am worried that I will choose the tile and hate the cleaning and potential slippery accidents in summer but I worry about the look of karndean....... is it very plasticky? I have some samples but it's very hard to tell from such a small piece. Is the tile we have chosen too 'busy' for all areas? Maybe I have really bad taste and it's an ugly tile lol Thanks so much for all your help guys :)

Hi 1991_kid If your intention is to be cost effective there are a number of approaches that you might like to take, however, the first plan of approach would be to gather as much information as possible before you begin construction. Most of this will be achieved by having a good set of drawings specifications and a very good research on materials and labor which are available in the area with reduced transport costs. This is some of the approaches that I would take; 1. If you are thinking of using a building company to do your house to "lock up" you may need to register as "an owners builder" you can find more info here or from your private "Building Surveyor", on an internet search 2. If you are thinking of using a building company that does "Design and construct" I would have a careful read of this article on my website. http://www.newhomedesign.com.au/index.php/faqs-article-based/faq-9 3. When you are considering your design I would have an independent person preferably one that does it for a living and has a few years experience monitor or vets your design. Consulting fees might be expensive but it's the only way that you will get an independent design appraisal. 4. Eventually you will have to do your "permit drawings" - Working Drawings and specifications - in Victoria these must be done by a registered person - you do not want the Builder to be responsible for this part as the person he employs will be loyal to him as he is likely to give him further work, you will most likely just give him one job, so it would be reasonable to assume that in any consideration or dispute he will take the side of the Builder - regardless what is said at the beginning. (You may also need a town planning permit depending on your circumstances) 5. You will have to vet your possible Builders and time with your build, I suggest that even if an amount of traveling is required you eventually do this face to face with at least three of your final picks - you have to get on with your Builder so a major effort on research is definitely required. It should be clear and in writing which items the Builder will purchase on your behalf, who pays for delivery and who does the installation especially of such items like windows, doors, landscaping and so on, and which items you will purchase ... etc. Specifications are nothing more than a "list" - try to keep it simple but be specific, but make sure it is written down and signed by both parties. 6. You can only get a "true tender price" from a builder that thinks he can get the job - and you can only achieve this if you have very good drawings and specifications else even a small error of 10% may mean $30,000+ depending on your overall costs. All other prices are a guestimate - a meter squared rate by the number of squared meters will give you a price - ask the builder for the approximate meter squared rate. There are many more twists and turn in this process of part/ self-build, wish you the best with your en devours, I would be happy to consult further if requested. Regards Michael.
