Hello Please make sure you design a floor plan that suits the orientation of your site, works in connection and flow, and creates spaciousness with decent storage, light and volume, and great indoor/outdoor connection. To be perfectly honest, it won't matter very much what you clad it in or what the roof is doing if you don't achieve this. I am so saddened to read on this thread that homeowners are having to do certain work to 'take back the reigns' from their designers. Architects and other professionals can forget that it's your home, your budget, your life. A professional should expand your ideas and add value to your plans and dreams for your home with their expertise. Unfortunately this doesn't always occur. Perhaps find a designer who can work collaboratively with you in this way. Even if you're building a small budget home, chances are you're still spending a big investment for you. It doesn't cost anymore to build a wall in the right place or the wrong place, and in my experience, the money you spend on the right professional saves you money in the long run. Appreciate the feedback guys! Decided to complete the render on the brick walls and ended up getting rid of the brick rangehood (seen on the left hand side of the previous photo). This allowed more light into the dark kitchen. Painting the cupboard doors has also lightened up the space. The kitchen feels light and breezy now... though it's not completely finished, as we still have more painting and rendering to do, including the additional cabinetry and a rangehood to install. Because of the festive season, we decided to put the project on hold; putting the doors back on for Christmas lunch. Future plans include installing cabinetry (below) - where the plant is -which will house the stovetop, and also cabinetry above where the brick can be seen (top LHS). We'll install a rangehood above the stove top and cut a whole in the cabinetry (on the RHS) for the fridge. Where the fridge was previously, we'll put up a wall which will hold wooden shelves for tea, coffee, mugs etc.

Is this serious? IF [and that's a big if] this was real then obviously there would be odd size humans using it considering so many of the objects are not even close to being in proportion to other items and the [room] as a whole. I absolutely love that you can make these wonderful 3D images and they certainly have their place in design etc. However I cannot stand how real estate agents use 'fake' furniture etc in their photographs to sell a house - instant turn off!

I think a full 3D walkthrough and visualisation package is MORE than worth the cost. Get an architect or design company to do it for you and you wont regret it. It makes a huge difference actually seeing the flow of your house when you walk through it, the light changes at different times of the day/year, (all adjustable in the 3D package). Incredibly important for solar gain etc. Also gives you the ability to really visualise where your furniture items are going, where the lights look best. We are thrilled we did it and the print outs or actual 3d file can be used to show builders/tradesmen to relay the look youre after and the setup. Even for some of those qualified people it can be a help to fully visualise the end result. If youre spending soooo much money building, factor this cost into it. Well worth it.
