If it’s helps, we put in charcoal carpet. It looks great, but does show bed fluff and lint (anything light coloured). I kinda wish we’d gone 1/2 way on the shade scale.

For ease of maintenance when renting out, I'd have the (engineered) timber flooring continued through the bedrooms. If and when you move in, you can add carpet or large rugs in the colours fashionable at that time.

As you are renting this out I'd recommend you stay with the neutral colour

because;

- it will keep the room feeling light and airy, and allow the future tenant to decorate freely.

- as you have large windows any fading that may occur will be less noticable.

- unless a dark carpet has some texture and a slight fleck in the colour it will show all the fluff that is inevitable in a bedroom.

It is so out of vogue but Berber style in a caramel with dark speckles hides all sorts of bedroom dust. I had dark carpet in an office situation & it was a nightmare to keep looking clean, it showed every speck of dust. Stay with your neutral scheme.

I like the idea of hardwood flooring and as previously said you can add nice rugs for comfort and texture, they can be changed out at any time for a different look or fashion, I found light carpet shows all spills and marks and as also previously said here dark colours show lint, animal fur and anything lighter like fluff ...I do think hardwood floors in the long run keep you from having to re-do carpet especially as you have no idea how the renters will treat your investment. I also find myself having hardwood flooring with rugs it is all so easy to keep clean.

Like pamackenzie I still love berber as it is so forgiving, and usually attractive.

I have just bought a property with a mid grey-brown coloured carpet in it. I love it! I moved from a pale beige carpet which showed all the dirt and dust and over time produced a black rim against the skirting board which the vacuum just couldn't get to. I'd go a darker colour.

Ive had dark carpet and for me it was the pits to look after. The flecks in your neutral pallette look quite forgiving, and it's really lovely. Just a note: you would need to check on whether you can lay timber in the bedrooms as it could be a potential sound issue for other neighbouring residents. It sounds like you have to go with one of the packages so go neutral, tenants would prefer it.

Keep in mind that when you decide to move in the flooring may need to be replaced so really you're choosing a product which will be suitable for tenants at this point not you.

Make all decisions on the basis that not everyone lives as you do.
