I keep 3 sets of (Winter) flannelette sheets and 3 sets of (Summer) cotton sheets- we only have one bed. We have enough towels to "sink a battle ship" (that's a direct quote from my Mum). One can never have too many towels; towels for the dogs, towels for the kitchen, hand towels, bath/body towels..... ;-))

I live with a beautiful sea view which I love, but which presents its own set of challenges. When we moved in the interior was painted grey but on an overcast day, all I see out the window is grey - grey sky, grey sea and when I turned around there were grey walls as well. It was quite oppressive. We’ve repainted a lovely soft white which isn’t too dazzling on a bright day, but definitely lifts the gloom on a dull day. I’ve added punches of bright colour here and there and now I love my space (and my view in all weathers)

Is this an extension? Is there plumbing, gas and electrical? Flooring? So many unknowns

I would not choose a blanket 5%, 10% or 25% figure without separating known scope from unknown risk. First ask each builder for a fixed price based on the same drawings, engineering, specifications and finish schedule, with every provisional sum and prime-cost allowance listed. Then make a risk register: site and structural unknowns, services, consenting, material lead times and client selections. Price those items individually and ask what assumptions would trigger a variation. For a first-floor addition, keep a separate cash reserve for genuine unforeseen work, but do not let a vague contingency hide an under-scoped quote. Put a clear variation process in the contract: written price and time impact, approval before work starts, and supporting supplier invoices where relevant. Locking the design early helps, but it is equally important to allow realistic selections and lead times before signing. A quantity surveyor or construction lawyer can review the tender comparison before commitment.
