I'm sorry my icy pole is dribbling down my hand as I type, so if any typos blame them on that. My wet facecloth around my neck keeps dripping onto the keyboard, so if I have to suddenly stop mid word then you will understand why. (Modern technology, don't ya love it!) The fan near me is really cool. I mean, really cool! Made in the 1950's it is more powerful and blows lovely hot air all over me. I feel like a chicken in a fan forced oven! I am sure in a few hours after I baste myself I will be done. Thinking of moving to Tasmania till May. I will send a postcard.

only way to find out is to measure the room...use chalk or pencil to draw a line on the wall across the top of the bedroom door and around the sides of the room...make sure the line is level...now measure from the line to the sloping ceiling where you think the loft could come out to... what is the height at the outside edge of the loft?...is there enough height for the framimg and to climb into the loft...keeping in mind about 75cm height is similar to sitting under a table or desk ..much less becomes too short for more than storage??..is it wide enough for a bed ie at least 1m x teh width of the room? the biw can be about 60cm deep but the floor of the loft could overhang the biw but too much will encroach on the space "downstairs"...this rough sketch shows how the ceiling slopes lower but the exact amount can only be shown by on site measurements...a wall of built in storage would be useful, narrow sleeping platform could be fun but anything that takes up more floor space spoils the use of the room

Hi Kim, Re other comments that have been made on the northern orientation of the house, this does seriously benefit the performance of the dwelling and energy savings no matter what climate you are in. If your preferred aspect is north east, you can still acheive this by stepping the plan rather than angling it. See my rough sketch below. Laundry and office could be interchangeable but with the laundry as I have shown it, you will have outdoor access to an area that is away from the front door. If you can keep your plumbing together, that helps with keeping the cost down but this is not fully aceivable with having separate wings to the house. I'm assuming you want to keep the kids play room as far away as possible so keep that on the north west corner. You can get some afternoon light into the living space via the kitchen or a skylight if you want that. You could swap the dressing area and ensuite in the master bedroom to give sound privacy and allow a bigger window into the ensuite that is not onto the outdoor living area. Also, that could give access to the ensuite from both sides of the bed but keep the plumbing off the bedhead wall. The toilet could be nearer the room entry too for quick access when needed. If you are in a hot climate, for bed 4 have the main window facing south but west if in a cool climate. Alternatively, a corner window might work. Put larger overhangs to the north that suit the sun angle to allow sun in for the cooler months and keep it out in the warm months. East and west, control the sun with window sizing and placement and screens if desired. Good luck. Christine.

Lots of lovely options available. I’d play up the green and blue already in your palette, and perhaps add a bit of interest with a pattern that appeals to you. White with these colours would look very swish, too. Choose your fabric very carefully tho, and be prepared to a bit more careful with it/them to keep that crisp look
