As I've already said, it's going to be an excellent home to live in. Very very practical and simple and I mean that as a huge compliment! Too many houses these days built too large and end up having wasted space along with having to buy stuff you don't need to fill rooms you don't use. Much prefer a smaller home and pour the money into quality finishes and furniture. My only suggestion would be to enclose the ensuite toilet. Put it where the shower is, put the shower on the external wall with a window high up and as wide as room. Move vanity to the middle and door into ensuite would be from the middle of the wir which gives a bit more privacy and mystery upon entering wir. Even if you sacrificed a little of that storage provision beside the ensuite from the entry side, to me that would be worth it to get a larger and more private ensuite. Anyway will be great either way. Cheers

One of the best ways to contain the budget is to build compact, with well designed spaces. We are building a 163 m square house for a family of 4. It will have decent sized/multi purpose rooms and raked ceilings in all of the living areas and the master bedroom, which will give it a sense if spaciousness. One thing that has helped contain the space is NO walk in storage. That said, we’ve got more robe space, pantry space and linen cupboard space than many places with walk ins. But the walk in space eats up floor space and therefore, budget. Also think about sustainability and maintenance. Brick and Colorbond need no/minimal maintenance, render, weatherboard and timber need regular repainting/treatment. A timber deck needs annual maintenance (sanding and re-oiling), a brick patio just needs a sweep and maybe a wash. A well designed, “solar passive house” or “passive Haus” will significantly reduce your energy bills for heating and cooling, possibly to almost zero. Better still, try to buy a block with ideal orientation for your climate. Getting the right type of light in each room will do wonders for your wellbeing and reduce power bills. Ultimately, the easiest way to build cheaply is probably to build a small, low spec volume home. Whether that’s value for money is another matter. Australian building codes, laws and regulations (local, state and federal) and the way the building industry works make it very difficult to build on a tiny budget or make significant savings. Our labour and material costs are quite high in Australia so this is reflected in the cost of building. PS I think tradies deserve to be well paid. Best of luck

The only room that shows real character , to me , is the sons bedroom , and I personally can't see a male wanted 1 dozen or whatever pillows . The rest are really safe -- blacks and grey , with 1 dot of mustard per room . I guess my second favourite would be the lounge , and I realise the client provided the couch , but I would have gone leather there -- the same as the 'poofs' , or an aged black . Then with the rug being blue based , why not reflect that in the cushions ? And all black and white prints , in black frames ? Imagine a large colourful abstract , at least 1200 x 1000 , somewhere in that room -- obviously something that means something to the clients , be it a bull or yacht or skiers on a mountain or a vase of flowers ? Yes , I like colour . Oh , and on that -- why , oh why , would you do that balcont in a dark negative colour ? Ruined that area IMO , when it could have been bright and positive , or even neutral to highlight the plants and seating and accessories .

Thinking about Module homes I suggest something like this might appeal to you, a lot of beachside houses in our area build like this, the roofs are flat or raked but can be traditional. I thought that with your health to consider having small spaces like WIP could be difficult and have chosen more open plan with wide spaces and 900 doors The master has a long wide breezeway with separate shower room and powder room. which either have window to the courtyard or sliding doors from the bedroom. The garage/carport has easy access into the kitchen, via the low level deck which extends on two sides of the house. Module houses need squeeze space between a slab and the modules . These builds are much quicker than standard builds so it might be something that you could consider x
