Forgot to say the big bathroom is fully renovated and whilst I don’t love it I wouldn’t plan on making any changes to it. The rest of the house is in good condition but needs a freshen. Kitchen is not original, is usable but I’d be open to re-doing it entirely.

Would it be possible to move the entry to the living room.

Then pop an ensuite to bed 1 in existing entry. Laundry in small bathroom. WIP in existing laundry. And remove the corner wall between the kitchen and living/ meals?

Need to understand structure and consider removing walls around Entry. With bathroom, could make a small vanity and pop in a door, or do a bigger change widening into hall

More info. Interior walls are studs and plaster. Exterior are brick veneer. House is on stumps with floorboards but not a huge amount of clearance underneath.

I'd move the entrance to bedroom 4 outwards in line with the bathroom wall.

I'd probably also steal the wardrobe space from bedroom 3 as that won't be a regularly used bedroom. 

The fact the kids rooms are bigger probably isn't a problem as given their ages they might want to hang in them for more time. 

Can the laundry convert into a pantry/laundry space

I like okl’s plans for bedroom as when goes to air bnb better to have 4bed /2 baths and no ensuite

I do really like the idea of my own retreat. And also the convertible back for Air BnB. A bit to consider.

I agree with both Kate and OKL re bathroom access for now and then Air B &B. The Agents plan is as always never really good to work with if wanting to offer something that would actually work when it gets to the main rooms, ie, bathroom, kitchen laundry etc..

The following suggestions are for a separate Living room with a family/dining/ kitchen space opening to the alfresco. the first has a dining table with the second having a dropped down extension to the Island for dining.

siruskey i like how you've created two separate living areas and keeping the wall between kitchen and front living area would make it easier to remove the other kitchen wall...great plan

I really like the separate living. The kids PlayStation is driving me crazy. And would allow kids to have separate groups of friends over. They start off nicely together and then the older ones get sick of the younger ones. And I get sick of them all!!!

Having said that - Siriruskey - in your top plan I’d probably have a narrower island (looking at pre made from IKEA) that is a smidge longer. And then I’d run a narrow pantry along the kitchen wall that backs into the entry/living. Do you think that would fit?

I would need the dimensions to be confirmed to do that because at the moment it's difficult to suggest, keeping in mind that dining room Bay Window wall steps in. happy to help if you can do that. From a visual point I would prefer the fridge and tall units on the wall backing to the laundry

That would help, keep in mind the depth of the step back between the kitchen and dining to see what fits. another thought for why I choose the kitchen layout. Kitchen Islands can be produced using as many or as few base cabinets the benchtop can be bigger. assuming you used base cabinets along the wall I have the Pantries. The base cabinets have the extra cost of a benchtop plus wall cabinets, which should balance out any cost of using tall pantry cabinets which will give the best storage.in a small kitchen. I also think this would appeal Air B&B renters, cheers

especially check dimensions of entry and kitchen, do the sizes of the bedrooms exclude the wardrobes and are beds 3 and 4 at the same floor level??

I am liking the suggestions for merging bed 3 and 4 and incorporating the smaller bathroom. I would query how big the entry way is.... It seems like a large room but that may be perceptions due to layout plans not detailed. Accurate measurements would help enormously.

How did the inspection go

Missed the inspection by 5 mins due to kids sport. A drive by shows the roof and barge boards may need some repair, I’m not interested in major repairs so if that’s more than surface attention needed, it’s not for me.

Update for you. The house is lovely inside and the light coming in is amazing BUT Bed3 and 4 are both in an addition and the roof joining old and new needs work. I’m after something that doesn’t need structural work so not for me (but will keep an eye on it, if it doesn’t sell then who knows).
