These photos were pre-purchase. It's actually looking quite nice now after I did a deep clean, re-silicone, relaquer the brass tapware etc. But the floorplan is the real sticking point.

I would really think about the change of making the toilet part of the bathroom. You might be the only person living in this home, but the next owner might be two friends sharing, or a small family. Keeping the toilet separate would be an advantage for a multi use space.

Maybe install a sliding door between laundry and shower space. Then it becomes a multipurpose space. Toilet can use laundry as wash basin. Three functions could be used. Toilet, laundry, and bathroom.

Also have you checked your local council regarding rules having to have a separate vanity and trough?

The reason for making it one bathroom is that the toilet is currently visible from the living room couch unless all the doors are manually closed. Plus lots of space lost by needing to accommodate the door swing.

I agree two people sharing might like the separation. On the other hand, the unit is only about 50m2 so realistically the market is more likely be singles and couples. Not sure if this info prompts any other thoughts?

I like the idea of a separate laundry area and bathroom area too. Maybe a sliding door (or even an arched opening to avoid the need to open more doors and improve foot traffic flow?) in my idea for the floorplan could be a nice idea to delineate the spaces. I will note that to accord with building regs you are supposed to have a laundry trough and a washbasin. there are no minimum dimensions for these. Hiding washer behind doors will improve look but would be frustrating to use. If you could move plumbing you could stack washer and dryer in current toilet, put toilet where basin is and double basin in laundry space, adding cupboard opposite new washer

I would move the doorway into the Bathroom and Master bedroom, have the laundry behind doors (bifold) and add a small hand basin to the toilet. You could possibly add a Barn style door on the living room wall

@oklouise Wow - I love this solution! Really creative way to utilise that space in the existing WC and also keeping all the plumbing points in place. The existing bath shelf doesn't hide anything I don't think, although there are surprises in any reno. My rationale for moving the shower plumbing was that having it in the current position makes access difficult if you have any kind of reasonably sized vanity adjacent. Your glazier solution would creatively deal with that. I have a personal dislike of shower curtains, but I agree that would also be a good solution. Just a personal preference thing. I guess the things to compare to decide here are the cost of relocating the shower plumbing vs the cost of a custom glazier. Custom countertops/cabinetry might push up price, but I'd have to do some research to see whats available off the shelf. As noted by others, will need to figure out how to add a laundry trough, but I can see options here.

@Kate Thanks for verifying re. the laundry trough. I will have to read the building regs more carefully. I'm really glad you flagged this. My kitchen sink is a double bowl butler's sink so I wonder if that factors in.

@siriuskey I love this solution too! Especially creative enclosing EDB in the WC to maximise space and get a small vanity in. I will need to read the code to see if that's permitted to have the EDB there. I should have flagged that in the living room, that area of wall removed to make the new entryway is the only location a TV could go (currently my TV mounted here). If that wall has to go it has to go, but it does create a new problem in the living space. Enclosing the laundry in a cupboard does make more opportunity for stacking washer/condenser drying and retaining the utility sink! In a place with such limited space that's a huge plus
