our local council usually allows a front set back equal to the average of the two neighbours' and adding about 5m to the front and 5m to the north front would allow for a living area, master bed suite and 4th bedroom BUT any extension that's wider than the original front bedroom will need the roof to be wider and also much higher and needs special consideration to make it fit in with the existing house BUT adding a single bedroom to the front would be a lot of expense for little return..the cheapest option would be to use the old kitchen for a bedroom and add a new kitchen in the old back deck area but the front extension could be an opportunity to create something really generous...is the area worth the investment?

Here’s the original house plans as well as the downstairs renovation plan . As for council it’s being dealt with by a builder we have got helping us so I’m not fully understanding their issue, but basically the sunroom must not have been approved at the time it was enclosed, so now council are pushing back and saying it’s not in keeping with the heritage of the house. So they want us to revert it back to a verandah. We also originally planned to have our new carport to the left of the property but that has to change now as well due to a storm water drain so I believe downstairs might need reconfiguring with the entrance way for the carport to fit on the right hand side now. So open to ideas on how best to arrange that too :)

assuming all the necessary approvals and accurate dimensions my suggestions have minimal wall removal and plumbing changes for 3 living areas, 6 bedrooms, 4-5 bathooms, WIP and, multi family bathroom sharing with or without the extra downstairs guest bathroom...the new laundry includes a chute from upstairs plus hallway for pool change room and access to bathroom and backyard....there's space for extra-large dining tables plus kitchen meals area and servery for the barbq alfresco but, some windows need moving and consider external windows shutters for sunscreening, upgrading all insulation and a pergola covered area to shade and extend backyard seating area overlooking the pool?

That is one weird floor plan with the biggest powder room known. It looks like the house is elevated. Have you considered a small ensuite in bedroom 1? Then you’d have enough room for a bathroom and laundry in the current bath/powder area or if you were happy with a small second bathroom you may be able to squeeze in a nook as there is currently only one living area for all those bedrooms.
