Comments (20)Thank you. No subdivision occurred prior to us buying (still vacant at present). We do have clear access to back of block off side street. Builder is currently doing up a few rough sketches to give us ideas. Council will approve downstairs as living space, it would be classed rumpus but not approval if classed as granny flat. I think downstairs space might not be ideal for mum as not particularly private; upstairs kitchen, lounge & then adding a open deck is/will be heart of home so is busiest and nosiest and particularly if putting entrance down there too... Initial thoughts have been convert downstairs on RH as half as rumpus/guest room, other half keep as garage. Extend slightly out the RH side as enclosed entrance foyer with door to rumpus, door leading out to side of house/ path to back yard and then with stairs leading up to lounge (w/- powder room under stairs). Carport over existing driveway & then above covered deck. Extend out back for a s/c granny flat with own access, courtyard and would also have internal access by putting hall way in place of robe in bed 1. Comments (17)Thanks annb we just try not to think about it too much, there's the offending neighbours house of brick then a brick fence 1200 and then 1000 to the front bedroom wall and a step back of approx 3 meters to our dining open plan. We have planted a Ficus hedge on the wall and planted Olive trees in front which we keep trimmed, just a funnel. Comments (25)Dr Retro, you are a designer after my own heart! My triple fronted brick veneer house was built in 1965, extended in 1970 and I try and stick to furnishings and influences from the 1950s to the end of the 1970s! I am its third owner, but have discovered its history via my elderly neighbours. I also have lots of antique vases, crystal and fine bone china, as was popular in the 1960s and 70s in my lounge room. Cannisters in the kitchen are all straight from the 1960s purchased by my mother, then handed on to me. Meanwhile my sun room is an explosion of plants , cane, colour and knotted pine feature wall. Whilst I have double glazed and slightly tinted the lounge room windows for privacy, I try and maintain the period integrity and hope to heritage list my property. So many glorious homes of this era are being knocked down for building town houses and macmansions, especially those on huge blocks, like mine. It is an easy house to live in and I am grateful for my separate kitchen, with easy access to the open plan dining room and lounge, as it keeps my dog out of food preparation areas. I love the cosiness of my kitchen in a home of otherwise vast spaces too! The separate living areas and kitchen have at times, made it easy for 3 generations of the family to happily coexist here, which in a totally open plan home would have been difficult!...See MoreSplit level Extension on a duplex?
Comments (8)whole house plans will make it easier for us to understand the existing house before we can make any suggestions.. try adding walls lengths to each room in your sketch (make a new sketch without all the extra writing) what is the distance from back of house to change in backyard levels?...does the backyard slope or are there steps connecting two flat areas of backyard and if so how many steps? what is the difference in height between the ground floor and the highest backyard height and how do the upstairs rooms relate to the different levels?...a Google earth view and photos would help...See More- 14 years agolast modified: 14 years ago
