Comments (16)Today we had a builder come around to see how much it would cost. He did suggest making the lounge the kitchen the meals a study and the kitchen would become the meals area and family room would stay the same. He also suggested that the carport becomes a theatre room and to come out under the eves for the master bedroom. I do like the flow and we can then see onto our backyard, however I am not sure if I think resale will be easy with the kitchen being the front room that looks onto the street (even though we are 1/4houses in the street) and I just about died when he said ~$140000...See MoreI need ideas to modernise my new house
Comments (9)Hi Guys thank you so much for your input. Yes LouieT, meals is west and dining is north. We are in Perth with scorching late afternoon sun. Julienewans, we were thinking along similar lines: changing bed 3 into laundry, use part laundry for a butlers pantry. This opens up lounge, dining and part laundry for the kitchen and living area with meals. it also gives access to both north and south side of the house. The house is on a slab and games was added later. We also consider changing meals and kitchen to a guest with bathroom / powder room. This will have an outside entrance to be accessed from the to-be pool on the northern side. New entrance between current meals and family - this allows for a wider entrance. Keeping family as a study/library / reading area (taking out the bar). Our biggest concern is how to fit a kitchen into the space that flows easily from the walk-in pantry to the lounge / dining area....See Morefront exterior and extention layout

Unless you have at least $600K+ min. for something like this you'll have to curtail the dreams demonstrated here............also concur with Retro - there is a much more elegant way of managing an extended building form from a traditional frontage - yes juxtaposing new to old can work, but it needs to take cues from existing and have certain scaling and detail connection, which typically involves expertise and understanding of architectural language and style from both bygone and contemporary eras.............most people trying to DIY extensions/reno design have issues around two main things. 1. Not understanding how design decisions translate to construction costs in the real world and 2. Making critical decisions in the wrong order. Best outcomes are derived from resolving function & practicality first, with aesthetic options evolving appropriately/naturally from that...and of course always making decisions pegged back to budget, contextual and regulatory constraints. Unless you have a comprehensive understanding of these constraints and how to manage them with design, then you're just pushing it uphill. Whilst you can try, you'll hit issues. Your best chance is getting an experienced design professional on board. There is never a single "best" option - there are infinite various of planning possible that will tick the boxes of your needs/requirements.
