Thanks everyone for your further comments. No problem about it being an old post, always nice to communicate with people about design solutions/problems. Jilly, I posted some photos on 1st January 2016, they appear further up in the post. Garden Beet Pty Ltd, and Morel Construction Ltd, both of your solutions look great, but our problem still remains the western Queensland sun which is pretty vicious on anything that will either wilt, fade or break down. It was quite a difficult challenge to come up with something that was affordable, workable and durable. I would love to have had plants because I believe they soften large "hard" exterior areas, but we have decided that we will do that with pots around the pool area. Still have that to do, even after all this time. :) Thanks everyone for re-igniting this chat. Jilly, hope you find something that works for you.

Has no-one any idea how totally destructive ALL Ficus plants are - especially around pools. If people dont know anything at all about plants, then they should leave advice to the experts. Ficus have horrific root systems. It may take 10 to 20 years for the damage to become evident, but the damage costs a lot of money to resolve. Experienced and plant knowledgeable garden designers know NEVER to use Ficus in any situation other than in pots - and even here they need to be raised pots off the ground. Do not offer advice if you are plant ignorant. Many landscapers plant and walk away, with no accountability for their flawed advice or landscaping. They can be sued for this. Plant growers grow these plants because of the demand - not because they are good plants. A reputable Horticulturist-designer would never suggest Ficus planted into a garden - especially around a pool. Their roots are shockers.

subject to accurate door and window location and the age range of those using the space my suggestions include a narrow divan bed with storage drawers (extra bedding, seasonal clothes etc) and for a reading corner and extra bed, dining table, shallow low bookshelves (screwed to the wall) for toys books and games, a single small lounge chair (one or a stack of chairs that can do double duty on the deck or extra dining chairs) a corner wall with hat and coat racks, a gallery wall to create a view from the living area and empty floor space for kids' games or to erect a folding table for seasonal crowds and consider a chalk board on the inside wall for spontaneous artwork, keeping score, shopping lists and leaving instruction..i was planning to suggest indoor plants but only if the house is not left vacant for extended periods of time

super quick rough outline of how you could get out of it with rooms & flow / access - makes sense to consolidate the hallway into the wet areas. you need to clean up the lines of the rooms and consolidate points of access for more streamlined and less rabbit-warren / pokey planning. Only downside is that you'd have to concede using loungeroom as thoroughfare, but something has to give. Only way to make the kitchen work well and larger is to consolidate access points / block off one side so you get a long run against one of the walls. for the bathrooms fitout linear arrangement with all fiittings positioned to the far wall (main) and internal wall (ensuite). this gives you a separate robe in the master Hope this helps with the brain pain a bit best of luck PD www.pauldistefanodesign.com
