Hello All, Thank you, as requested please see the properties layout HERE As suggested above by everyone, we will be leasing the property for a initial 6 months. Bare minimum changes required only will be made to keep the investment low. After 6 months, we intend to move in to the property. At this stage there two options we are thinking Option 1. Renovate the property and move in Option 2. Tear down and build a new one Family Size: 4 Members (2 adults and 2 children) and yearly visits by parents or in laws. For Option 1 our Requirements are: 4 Beds are must 1 formal Living 1 Family living 1 Dining 1 Rumpus/home theater/Activity Room (willing to compromise for a smaller formal living 3x4 or something similar) 2 Bath and 2 toilets Will be a wishful thinking if we can have a separate Theater room and a Study/Activity Room Current House is built on wooden stumps, external walls are bricks (except for sun room - which is a later addition after the house was built) Budget is the most tricky one and we are yet to work out on a number. But am I looking at a spend beyond 100-150k? Kind Regards

My original Reno floorplan - minimum disturbance of existing asbestos cladding inside & out - but extending footprint requires council approval so I reworked it into the floorplan I posted here I the first place. Thanks for your suggestions. That kind of thing is down the track at some point!

Hi Austere. Thanks for your comments. I guess it depends on your scope really. This renovation combines three rooms into one, so a fair bit of reframing, and moving plumbing around to achieve the clients desired layout. The laundry is behind sliders, behind from where the pictures are taken from, so this is a very large room. $15k is achievable, but you would need to be working on a more regular sized bathroom, stick closer to the original layout to save on plumbing & electrical, probably scale back a bit on tiling and fittings, and go to a standard sized cabinet shower rather than a large customized walk-in shower with glass to the ceiling. There are certainly more modest options available to meet budget. Please let me know if we can be of any assistance 🙂

@HU-319610855 I’m not saying this to be even the slightest bit contradictory, so please don’t take it that way. We had seperate everything. Doors, walls and divisions everywhere. We pulled it all out and went combo. We‘ve never had an issue with conflicting use, and we love the feeling of extra space and openness it created. I’m sure it all depends on your household. :-)
