Average cost of building a new home

Hi Every one :
I would like to get some feed back on the above topic . We are looking into options of either buy existing home or buy vacant land and build . Would be a large parcel of land around 4000sqm and the home size would be around 60 if that makes any sense . Any comment wiuld be much appreciated .

depends on where you buy? and costs of build roughly 2-2.5K per m2 so for 60 squares house 60x9 =540m2 roughly 1.1-1.4M not counting land costs..based on getting quality fit out..

4000m2 land only exists in the country now..cannot get that big parcel of land ie acreage in the city..

Gosh, Nice big block!I have heard lately that you cant really build a home for under $400k. Looked at anything modular or prefab?

I'm going to thro a wobbly into this mix: Have you thought about going two storey so there is some outside space for boys to play? Looking at your site plan play is either in the pool or the street! Master bedroom, with all the robe you want upstairs and a kids free zone! Or boys rooms above as long has they do not own hob nail boots! Then do not use ALL the extra space on ground for your film works! Seriously this would give you some breathing space and some real outdoor living area to enjoy which you can do in Ipswich climate. Four beds separate bath rooms and stairs above with a laundry chute. Down stairs a real laundry (proportional to a five bed house) A powder room with shower for after pool. Your study of a size worthwhile and theatre room for family second sitting room as well as clients. The master can then have better sized robe, all the bits you want in ensuite including separate loo (lovely idea) but please on outside wall with window. Personally, I'm not one for two storey but in this tight site I think it would be much better. Good Luck, Margot

Hi Kathleen, Austere Hamlet’s comment about builders is poignant. We discovered that when a builder says, “it can’t be done”, it can be code for: • I don’t want to do it your way. Right through to, I don‘t intend on being flexible so tough luck about getting what you want in your house. • I only quoted the cheap way of doing it; variations are a nuisance. Like it or lump it. • My skills only extend to super simple solutions (but I’m not going to admit that to you). • I‘m under the pump. If I do want you want, it’ll blow my schedule (or profit). After you’ve spent heaps of money and endured the whole build, do you want to risk thinking, “I wish we’d known we could have done ‘X‘ differently”, every time you walk in the room? In your case, it’ll be every time you need that extra bench space. A good builder will give advice that helps, not hinders functionality. I’m not saying yours is bad, but they do lean towards simple and cheap solutions rather than best design for you. But their advice can only extend so far. Kitchen design is about details. Builders do the big stuff. Think of a painter. They can paint your house, but would you ask them to paint an artwork for your living room? All the very best with your project. :-)

Hi all, I’ll be building a residential home early in the new year. I’m currently working on the design and am after interior and exterior product recommendations suitable for a modern design in a coastal location. I’d like to use as many non-toxic/minimally off-gassing/sustainable products as practicable, keeping in mind they need to be comparable to ‘conventional’ materials in relation to cost, labour input and durability as this will be built entirely by tradies. I have decided against straw bale, mud brick and earth ship builds as they’re not going to give me the modern look that I’m after. Hemp seems to be too hard to source at the moment for the exterior, but I am looking into hemp insulation batts for walls and ceiling. If my budget can stretch, I’ll put in a couple of rammed earth walls. Any suggestions would be greatly appreciated.

60 sq is a big house. We recently built a 20 sq house, and the cost was within Vy's range, closer to 3 than 5/sq m but well beyond 2. And we're not talking top end finishes, either. . So, for the size of house you're talking about, I agree, you're probably looking at a million plus not counting land, architect fees, and whatever extra you might end up paying for all sorts of odd and interesting requirements imposed by local councils.. And trust me, the local councils can impose costs you never imagined.

Based on my experience and I have built three houses, buying an exiting house will nearly always be cheaper. The reason I built each time was that I could not find and existing house I liked within my budget.

When budgeting, don't forget to allow for council fees, stamp duty and other costs on purchase, architect fees, engineers fees, basic report, soil test, certifier, landscaping, rates and interest while building, and the list goes on.

jmm yes they can impose lots of stuff they told us we had to get a soil test because of an EPA over lay that costed 50K lol because in the 1960s there was a petrol station at the corner near us..told them our building is existing only got to dig 3 holes for the deck out the back lol
