Bathroom reno layout advice

Im trying to figure out different layouts for a bathroom. It is the only bathroom in a small 3 bedroom house ( 2 bedrooms would be considered singles) but has a seperate toilet so doesnt need to be fitted in layout. The measurements are 2400mm long X 1610mm wide. Current layout is very cramped. Im thinking getting rid of the bath as the dog is the only one that uses it and I have never liked shower over baths.
I have posted a photo of its current state and a basic diagram. Im struggling to create a layout which uses the space most efficiently. thanks for any advice.

I agree with Two's Company Renovations - what they describe is similar to what I pictured immediately. A great sized walk in shower at the end of the bathroom, with a fixed pane of glass. Mixer tap for the shower could go where your current basin tap if that saves on plumbing. Then having either a large vanity on the right hand wall, or a smaller vanity (750 size in the diagram) and extra toilet alongside. Something like this.

Hi Jess Suazo - What a wonderful opportunity to do a fantastic bathroom renovation, like all small rooms they do require some careful detailing. I thought the following might help a bit: 1. If you move the door as shown on the included plan sketch (please not that I had to guess the dimensions) you will notice that you have quite a bit of space. 2. The shower (bath drain) and the toilet plumbing are kept in the similar position thus save of plumbing costs. 3. By using a glass screen, possibly running full height, and no glass door for the shower you save on shower door costs. (you might like to provide a second strip drain at the shower entry if splashing of water is of concern) 4. You can run a decent towel rail behind the door. 5. If you want extra space you can open the door outward, if you are not concerned by the closeness of the other doors. 6. You have somewhere to hang the toilet paper roll on the side cabinet, and could run a good size mirror at the back of your basin. Like all small areas there is a lot of detailing required, also you would have to take some accurate measurements of the space before further detailing and choosing of fitting and fixtures. The choice of tiles and lighting would be a priority., natural lighting (maybe a skylight ) would help a lot in the ambience of the space. If you do a good set of working drawings, and then choose your builder well I think you may have a very satisfactory result. oklouise Thanks - we can change layout to anything - the room will be gutted, and wall/doorway rebuilt. The linen cupboard doesnt exist as yet - the bathroom door is currently on the right - but wanted to move it to left to be further from dining area - but the option you have added is a good idea. That way towel storage can be inside the bathroom. siriuskey - no, (i havent added the bedrooms to scale). Bed 3 has jest been rebuilt and competed for my son - it is way too small for a master. Also, the 'small bathroom' is the main bathroom. If it becomes ensuite we then have to sacrifice other space for another bathroom. in the future we may turn the small study into ensuite/WIR for master. But need it as is for now.

the door to the small study would be through the old opening where the wedding picture's hung and the new door for the ensuite would be near the bedroom entry door and the space between the two columns could be filled in flat on the bedroom side and have tall storage on the ensuite side...as you've already discovered the major costs of bathroom renovations i suggest that before making any final decisions you should first consult a plumber about costs of moving the plumbing...with my latest plan the toilet stays in the same location and the new vanities use plumbing from original vanity and the new double shower could possible use the old spa plumbing with pipes redirected in the new wall between the study and new double shower and then the carpenter would need to be consulted about moving doors and walls...

How much is a "moderate" budget? Moderate means different things to different people depending if they are involved in the renovation industry or outside. With your concrete slab and solid brick walls I would anticipate a moderate spend would be in the range of $15K to $20K. "Floating" cabinetwork and a wall-mounted toilet pan will push this over your $20k due to installation. Under $15K you are probably not spending enough. Always pay for quality tapware sanitaryware and fittings when doing a bathroom renovation as the labour is so expensive to replace them if they are cheaply made, they fail and need to be replaced. this is mine a bit wider than yours..1750mm by 2000mmso wall with window is 2000mm

vanity is wall hung and is 600mm

shower is walk in 900mm by 1100mm and I have a cavity sliding door

since you don't need a bath or WC..you have plenty of room..

make it a walk in shower..where it is so 890mm by 1200mm in length..pop your vanity at the end of it..

you can have a 750mm vanity since you only really got 810mm left after taking into account for your door..too narrow for a shower that end ..

In a 3 bedroom house it's not a bad idea to have 2 toilets, and you have enough room in there for it. Place the toilet on the right next to the entrance, shower next to it and basin same place where it is now just a bit bigger .

Ps or you could have shower next to the window and basin in between shower and the toilet.

Agree with oskuee it'd be wise to have a second toilet. You may be able to place it discreetly behind a nib wall.

Hi Captains,

Couple of ideas for you...

From the pic I can see you don't face the mirror when using the basin. Your plumbing locations are relatively simple to work with also.

You can add space and value with a simple layout.

I would remove the basin and mirror from this location altogether and have a frameless glass shower (with door) across the entire end of the bathroom. This will give you a massive 1600mm x 1000mm shower and by using frameless glass you don't shorten the visual aspect.

I would move the shower taps over to the new door location at the existing mirror wall on the left (for easy access when turning them on), then either have a shower rail or overhead (or both) at the other end depending on your likes and budget.

Down the entire right hand side of the bathroom up to the shower I would build a vanity with two basins, and a mirror the same length as the vanity and approx 900mm high. The mirror will give both function and reflect the other wall making the space seem larger.

Not sure what decor you have in mind but I often use a 300 x 600 white vitrified tile laid on the horizontal in a brick bond pattern to full height all round. Can be bought between $27 -$30m2 so you can spend up big on the floor tile which is only a couple of metres.

You can fit more in but the above will look pretty big.

We had the exact 1935's style bathroom with the unreal terrazzo as you. This was our first design and later shifted the toilet between the shower and basin. Using a glass shower screen as the space you have it will make it more open. In the end we knocked out a wall and made it bigger but this is a good starter for you.

To give you a more spacious feel, have the door replaced with a cavity sliding door - it gives you an amazing amount of extra space, we did it in our bathroom

I would replace the vanity, which is obviously not original, with a custom laminate vanity with cupboards underneath in pink (top) and grey (cupboard doors/sides) or even a boomerang pattern for the top (http://retrospaces.com.au/retro/images/laminates/Renovation/FirstLadyPink.jpg) have a skilled tiler repair any areas that need repairing and have the tiles professionally cleaned and re-grouted and re-do all of the silicone, Then replace all the tapwear with new chrome taps but in an appropriate style (like these for example http://www.caroma.com.au/bathrooms/taps/retro/retro-wall-top-assemblies) and a new glass shower screen.

A really fresh coat of white paint (use the bathroom product), better lighting - put a light in above the mirror (http://www.ikea.com/au/en/catalog/products/00255303/) and a fan/heater/light in front of the vanity exactly above where you'll stand when you get out of the shower.

If the mirror isn't in good shape (or it may be mirror doors on a cabinet? I can't tell) then think about replacing the mirror too.

You'll save a heap of money over completely re-doing the bathroom and importantly you'll be in keeping with (and preserving) the midcentury design of your home.

My only addition to Two's Company and Blender Design is #1; plan for the shower mixer to be installed on the left side of the bathroom so you can adjust the temperature before getting on there! and #2 tile the window surround as well. I would choose a larger vanity with decent storage over the second toilet.

Totally agree with installing a cavity sliding door. Our bathroom feels so spacious due to this simple change.

Agree about not having a combo shower/bath. I find them dangerous as ppl slip getting in/out. Also we have a rain shower and a handheld shower for versatility. We now bath our (big) dogs in the shower instead
of the bath. So much easier!

Hey Captain,

Looks like a pretty tight space. Below is an image of a similar bathroom renovation we did for a client in Melbourne. (apols for the photo quality)

You'll see it tucks the bath behind the walk in shower so you can still have one for kids or resale value. Huge space saving layout.

thanks everyone for the comments and advice! i have checked with the builder and i can get a sliding door installed. i will lose a bit of depth to my linen cabinet but i definitely think its worth it! i will have room for hooks and a towel ladder.
i have decided to have a walk in shower along the window wall and the vanity along the wall. with a shaving cabinet above it. i priced a second toilet and it wasnt feasible for my budget unfortunately.

thanks to everyones advice and comments. my bathroom is finally finished! i need a bit of colour in there still (prob from towels or a plant) really happy with the results. simple but feels like it actually has space.

Well done!! that is the perfect solution to for your needs and budget. Nice fresh classic colour scheme will be easy to jazz up with towels and your shampoos etc to add pops of colour and texture ;-)
