Comments (9)Congratulations Aaron on finding your "Forever home" & wanting to preserve it's 70's vibe. It does look like a big project to get your teeth into! I would think the black to be a bit strong & tend towards a warmer tone with the brick. Sandstone is also a light stone with yellows, apricots & warm tones. Woodland Grey from the Colorbond range has olive/brown tones which might suit. It depends on the vision you are trying to achieve but it looks like a natural modern style would suit the theme of the house. By that I mean taking cues from nature for colours. Comments (6)having owned and rented out a house for over 20 years before recently moving in our experience includes..you do not have rights to access property while the tenants are in residence and don't add anything that would need to be looked after by tenants...Talk to your accountant about the difference between capital works, repairs and maintenance especially about the best timing for anything for your own aesthetics (like rendering) and doesn't effect the safety and rentability of the house, make sure all electrical and plumbing is in cleaned excellent working order including air conditioning, heaters, exhaust fans, power points, light fittings, hot water service, taps (inside and out) gutters, downpipes, sewerage and drainage so you will know the condition of the home before the tenants move in and better identify any subsequent damage (compared to normal wear and tear) and also helps avoid expensive emergency repairs..Improvements worth considering include adding security screen doors, repairing and/or replacing hinges, knobs handles and locks every cabinet and door, replacing old fences and anything not in good working order. Have at least two sets of keys for every lock and a written means of identifying every key for every lock, clean exhaust fans and chimneys and ensure there are enough required smoke alarms, including in the garage. Comments (10)I would suggest some taller pots of varying heights for up near the front door amber glass where you currently have plants. This would assist with drawing the eye and positive energies towards the front door - great and inviting for visitors! Secondly I would get a trio piece of outdoor art which reflects some of the colours in your pots on the wall opposite your window again this will provide a homely feeling and be something to view through the window from the inside. Alternatively an outdoor rug for the porch area that might have a bolder geographic design and a monochromatic colour way. The garden in the steps I was wondering if some drought tolerate grasses would be nice? There are some with reds, purples and lush greens? Comments (25)If this is just a budget improvement then I would try to fix the cracked tiles and missing grout, paint the window frame white and add white shutters on the window, paint the vanity white (although I don't like doing that either) and get new handles and taps, toilet roll holder etc., install a lovely white potted plant, as shown above and white fluffy towels. A new white frame on the mirror or replace it with a slightly smaller white framed one. Then I would save up for a white stone bench top or stone overlay bench top and the cream will go nicely with all of it. Unfortunately your shower seems to be the most dated part. If you try to change the door you may find that you have missing tiles, although new floor tiles in the shower would probably look OK and add a glass hinged door. Good luck....See More- 9 years ago
