Bay window help

I've always loved the look of bay windows (with a seat). I have a split-level house. Looking from the street, the living room is to the right of the front door, and master bedroom to the left (plus the double garage looking bulky at the front). I want to add the bay window to the living room (right side from the street). The front steps currently go that way. The front steps would need to be changed too. Ideas/thoughts?

Weighing up the costs- DA, custom window, stair reconfig, internal plaster repair VS the gain aesthetic (is subjective) and space. Doesn't add up.

I think you are going to be really surprised what a different new windows will make Katrina. Your current windows have had a good life!

New windows, new balustrade, new front porch light and maybe a cedar door (needs some timber somewhere to soften and enhance the MCM-look) is where I'd be putting my $$.

a custom made window short enough to allow space for a built in seat should be able to be made to replace the original living room window within a frame added to the outside of the building (check "bump out" and "modern box windows" HOUZZ photos) but, following on from previous concerns, the stairs will need to be rebuilt and will depend on the distance available both along the front wall and out from the present position..see attached rough draft...you'll also need to check with local council to ensure that your proposal is legal (you may need to make a Development application because there'll be a change to the outside wall and the "streetscape") and then discuss with a builder to clarify possibilities and prices

Go and see what size a standard bay window is from the window supply shop you're thinking of using. Or Google trendset, Stegbar etc. It's cheaper and easier to use standard sizes if you can. And that way you can get a idea of sizes.

Bay Windows can be gorgeous but need more space away from outside footpaths and driveways to look best and the new framework would have to be about 75cms out from the existing outside walls to include a comfortable window seat..and installing a new bay window in an existing window may not be cheaper because you have to first remove the old window and then custom build a new structure and window to suit the available space so it may be better to consider another position around the house, even if it means removing a solid wall..look for a wall space at least 2m wide with at least 1m plus a footpath width clear space outside, preferably looking onto the back garden not the neighbour's side fence

we need some photos or a plan showing the dimensions of the spaces and the width and height of each window and what are the walls made out of but do you want or need to be able to go through the doors to an outside patio or is it just that you want more ventilation?

Remove the blinds then look again as it would be closer to a look with a simple blind with no scalloped bottom. Shutters block a lot of the view, whic is great if need the privacy

As soon as you put the needed turn in the steps won't it affect vehicular access to the garage?

I agree with Mel. Think about some nice timber framed windows, a timber door and nice handrails. That would give the house an uplift relatively cheaply

thanks everyone! I'm heading towards Mel's suggestion of new windows (non bay and probably Aluminium), new handrails, new front porch lights (I forgot how ugly they are). I want to get rid of that cream colour though, I hate cream!

You have an older modern home and you now want to mix up architectural styles by adding a traditional bay window. All I would see is a sore thumb dominating the street elevation, not to mention the possible access to the garage and the additional cost of the new steps. In my opinion it will never look right and the cost may actually reduce the property value and future saleability. Think very carefully before proceeding is my tip.

I found these ideas for house exterior colours. Anyone like or have suggestions? Current Plan - leave red brick, steps, roof (which you can't see anyway) and the navy garage roller door. Change windows to aluminium in white, black or charcoal. Change fascia colour from cream or something else. Change handrails to new colour. New front door. ? Change roof edges, gutters, poles/pipes (currently a dark green).

Hi Katrina, I would have the window frames, and roller door the same colour. You could add your front door to that as well or leave it a natural timber. Have you had a look on the colorbond website. They are experts in external colours and it is a great site to play around on. I love the blue-grey tones and think they are a great colour choice for your bricks.

If you still want the box window seat you could still build one under your current window, whether or not you replace it.. and build in a timber cabinet or shelf unit each side, to give it the alcove feeling.
