please add the rest of the original plans for both upstairs and down and make sure all the dimensions are readable.... what final size and/or sq m are you aiming for, what is the purpose of the void and there seems to be only two bedrooms with four living areas and no garage, is this correct? another way to reduce costs would be to reconsider the ceiling heights

I think that downstairs the resolution to your problem may be on the other side of the house. You have three living areas in a row - rumpus, media and living, with the rumpus room oversized, the media room undersized (and tricky to furnish) and a strange L-shaped store that is more like a hallway, and might be good for storing pool cues, but nothing subtstantial. You have another sitting room upstairs, so I would look at rationalising your living spaces from 4 to 3 spaces, allowing you to get better proportions and incorporating a skinny powder room, and more usable storage, that doesn't take a corner out of a larger room. By moving the powder room to the living room side it would allow for a longer, larger laundry with its own external access.

I have made these comments without seeing the rest of the plan, so I don't know how many bedrooms there are (I imagine more than the two that you have shown), and how many other floors there may be?

I think what you will regret is trying to squeeze too many rooms into your floo rplan, keep it simple, you live in QLD you need to open up to larger spaces to suit the climate cheers

Is the Rumpus room a garage in disguise? does the upstairs living room have an amazing view and is that why it's not a 3rd bedroom? cheers

Thanks for all the feedback - much appreciated and shows that i needed to probably spend a bit more time in the background story. As Siriuskey noted the rumpus is probably the most unusual element of this building as in fact built with the consideration that down the track would fit the usual 5.8m * 6m garage. My wife plans on running a family daycare centre out of this for the next 10 years or so and therefore was really put in not really for family use on a day to day basis. As a result, we will have 3 spaces for living, the main living dining, the small media room which may be used as a sleep room for the family daycare and the upstairs sitting room which will be for our kids as they grow up.

I just don't have access to the full floor plans at the moment as I'm away for work.

On the upstairs view there are two bedrooms in front of the sitting room and that's about it. The idea for the top sitting room was as a kids lounge etc for when we had visitors etc. Siriuskey there is no view but we already have 4 bedrooms with only 2 kids and therefore didn't need a 5th bedroom. (sorry i realised now that you may not have realised that there were an additional 2 rooms on the front of the house).

In terms of downstairs, it is actually pretty open, the media room then has 9.2metres of lounge/dining with the dining being under the full-length void. We then have a u-shape kitchen backing onto the butler's pantry that has a servery window out onto the back alfresco area and stacker doors or bifold doors opening the space up further from the lounge dining onto the alfresco area.

Thanks again for the feedback and would appreciate any other ideas that you may have. Particularly around the two areas highlighted in the OP.

we really need the whole plan to make useful suggestions and, thinking about the Family Day Care areas, do you have the latest regulations for bathroom, meals and outdoor areas??..would be disappointing to make some arrangements without all the necessary information...look forward to seeing the rest of the plans when you arrive home
