Spotted Gum is a great hard wearing timber with a Janka rating of 11. This means it is high density timber and won't dent as easily as softer timbers like American Oak. A polyurethane finish is the hardest and most durable timber floor coating and it comes in gloss satin and mat. The lower sheen's are more forgiving if you you have pets and young children. Bamboo is another hard product but only comes in short lengths so you would need to take that look into consideration when selecting. Some clients don't like the look of the short boards and consider it a cheap look. Others prefer the longer floor boards of timber. If you do choose bamboo make sure that you find out the coating used and whether it can be sanded and re coated down the track, as all timber and bamboo floors will need a touch up especially if you have pets. In response to your questions - floorboards and decking don't need to run in the same direction as there will be a very visible junction between the two. In addition your decking boards will be quite a different board in colour, width and spacing to your internal floorboards, so there is no need to match the direction when all of these other aspects are different. The same applies when new floorboards meet old floorboards. They will probably be a different species, different colour, different age and different widths to your existing floorboards, but they tell the story of your old home. The only way to get a perfectly seamless transition between new and old is to rip out the old and replace with new. I always like floorboards in hallways to run parallel with the length of the hallway as it just looks better than short floorboards running across. Whatever you decide please let your designer know well in advance as your decision will affect the subfloor layout of the joists, bearers and stumps and may have cost implications. Your aesthetic choice may not be the most cost-efficient for the layout of the subfloor structure.

Hi Lorraine, sorry I missed your question. I only bought this house a few months back and the glue has deteriorated anyway so I used the steam mop to test it out before I get new flooring. Because many animals lived in this house I was hoping the steam would help kill germs. I've read so many opinions on the use of steam on both vinyl and laminate so I'm at a bit of a loss now. One of my joeys has laminate and has been using a steam mop on it for 12 years now with no ill effects at all, despite that supposedly being a big no-no, but she found it so quick and efficient when the kids were toddlers particularly and the floor needed doing almost daily. I just have to wonder these days how much manufacturers are protecting themselves and not giving consumers honest information. How often do you buy an item of cotton clothing and then find the label says "dry clean only". This does not mean the item can't be washed, it is to protect the manufacturer from someone doing something like washing in boiling water. We need more transparency in care instructions, only then can consumers make informed decisions on the right product for them. If steam is going to affect the glue, then it follows water will too so then it comes down to just how do you clean your floors. Manufacturers' special products that are always ridiculously expensive are not the answer and having access to these products is not always possible for country people either. I believe there are two types of vinyl planks too - one type are glued down, the others are a floating floor which would not require glue, but I was told in the event of damage, a glued plank is much easier to replace than one in a floating floor. There are so many glues on the market now too, there must be one that could be used to reglue a plank that has come adrift.

Is it possible that there are floorboards under the carpet that can be polished? This would be ideal. Otherwise, as much as I love my bedroom floorboards, I think you should stick with carpet. You’ll never match the hallway exactly so it will always look a bit odd.
