I love the look of a void but there is significant noise and heating issues. What are your priorities? How heavily will the rumpus be used? As drawn there isnt a lot of division between kitchen noise/smells and the bedrooms.

Is the rumpus a solid wall next to the void, or is it a wall with openings?? If the void is contained with no openings to upstairs that would be fine. But hot air does rise, so how are you going to heat and cool the living with void??

And rearranging the upstairs to have a powder room, instead of the shared toilet in the bathroom. A multifunctional space is better. You are restricting the privacy and use of the space by not having a separate toilet with basin.

A big house deserves a decent easy accessible laundry room.

Hmm. I would have the floor space. Both upstairss bedrooms are tight. Move media upstairs. Current media make study and bath. Laundry bigger. Use rumpus to make bathrooms bigger.

When organising the floor plan, you also have to be aware of what type of heating and cooling system you are installing. If it is a ducted system, in most cases, the main ducting is in the roof space, and the ducting goes through the rooms on the top floor, to the the ceiling of the ground floor. Have you thought where are the 400mm x 400mm ducts are going to be. If in wardrobe or bedrooms, are you going to lose space, be aware of where these ducts will be positioned.

If you did move the downstairs bathroom as suggested you could have a path from the pool directly to it.

If you have void a good ceiling fan in that space to push heat down is essential.

Rearrange the access to master ensuite. This is then keeping the bedroom area away from noises and direct sight lines into ensuite.

The kitchen and dining area is very tight for movement and everyday function. 1000mm between the island bench and the back/side walls of kitchen is narrow. Ideally the distance should be 1200-1300mm. The pantry seems a big waste of space, with the walk areas taking up most of the space. The dining area space, taking into account the loss of the area with the “owner built cabinetry” is very tight, especially since it is a thoroughfare to outside.

Which direction is north on your plans?

A design similar to this, for your kitchen, pantry and laundry would be better use of space. Even the guest and downstairs bathroom area as well.

Notice the downstairs bathroom is away from the main entry hallway. Giving privacy for users.

Yes the main front door 70% on east side and 40% on south.

@dreamer rumpus upstairs is with no walls. Its a balcony type.

To have an upstairs open rumpus room will compromise keeping noise transfer away from bedrooms and will cause heating and cooling issues. Will also have food smell transfer from kitchen to upstairs.

How big is the window going to be in the living /void area? By the orientation of your house, I would be getting a sun movement path created to make sure the movement of the hot summer sun does not shine onto that window in the afternoons. If it does, then you need to reassess the size of the window or start ordering blockout curtains.

Def don’t have half wall upstairs. Need to separate noise sources and kids throwing things over. My sister hated this at her place.
