georgi02 "follow some simple guidelines, the ones that people frequently aren't told when buying wall gardens and you end up finding out the hard way" Plant walls are fashionable and seem ideal for small spaces but it would be good if the stores that sell the bits and pieces told people it's not just a trendy decor item, it needs some gardening expertise. mutcherson, is there any space between that deck and the fence? IMO the most successful low-maintenance gardening is the right choice of plant growing in the ground. As soon as you start messing around with unusual plants, unusual containers, unusual locations, you start having additional challenges. But I reckon if you want it's worth having another try with a wall using georgi02 's instructions. Succulents are easy to grow from cuttings and forgiving of lack of water. When you take cuttings of succulents you are supposed to put them aside for a while before potting them and I have found pieces I forgot I cut weeks earlier and managed to grow them. I have had some problems with succulents but that was because of frost so you you won't have that challenge.

there appears to be a small space between the windows in the dining and living rooms and a space on the entry side of the dining room wall and the wall on the pantry side of the living room...each option has it's benefits but testing how you like to arrange your furniture will be the best way to decide. without proper measuremnts my rough plan is not to scale but shows the four variations with some furniture, good luck with your new home

based on the accurate dimensions the most economical update would be to replace the spa with a shower over bath, keep the existing vanity and toilet, reuse existing taps and retile but, any bath renovation is always much more expensive than imagined, and the unexpected expenses (eg asbestos under tiles) can add up and a minimum of ten thousand for a very modest upgrade wouldn't be surprising...If the bathroom is in acceptable condition especially if there's any possibility of a future expansion towards the backyard that could affect the current position of bathroom and laundry) i suggest (subject to confirmation from a plumber) that you consider reorganising the other spaces and sacrifice the wiw to create an ensuite with linen storage taken off the middle bedroom..surprisingly an extra bathroom could be less expensive than renovating the old one but i would still allow at least $10,000 with careful planning

What a fantastic room! Great advice above. The panelling would look great if budget allows, if not I would simply replace the panels. They look riddled with mould unfortunately. Also it would be good to determine why the mould is there - it may simply be a ventilation issue, but check for roof leaks otherwise you may have the same problem again. As a bit of a left-of-field idea, I grew up in a fabulous neo-Georgian 1950s home (it had been built & owned by an interior designer and featured in House & Garden back then) and it had a sunroom that had an amazing ceiling lined in fabric - it was a chintz with varying width stripes in tonal shades of soft-mid green. Actually sounds terrible now I write about it, but it was fabulous, really gave the room personality and made it feel quite outdoorsy. It seemed to be attached around the room at the cornices (and even had an almost loose pelmet around the cornices), then draped slightly, was attached in the centre long the length of the room then draped slightly to the other side. As I said, left of field, but if you wanted even as a short term solution (it could even go over the panel frames after you remove the mouldy panels) til you save and/or work out what you can do, it would certainly celebrate the era of your home!
