Help me update my lounge and study area
Comments (3)I would suggest playing around with your zones, move them without hesitation then sit in each space and rule them out or in as you go. Fresh eyes and all that. I would move your dining to your current lounge, the lounge int that alcove where your study is, you window is higher in here and will accommodate that smart fabric sofa with the tv cabinet on the opposite wall, the armchair will fill the corner really well with a smart floor lamp to accentuate the window and views by night, it will easily become a cool place to retreat. Lounges are also nicer when they have some sense of detachment from the busy work zones ie kitchens and hallways. Your study can be modernized and positioned where your current dining table is, because it's small, and would be an afterthought as you walk right past it from the corridor entering this space. Think stunning bookshelves. Some retro looks have floor to ceiling open backed shelves that could create a hall divider when coming in, so the kitchen is a little more separated, but also, the wall could have some smart practical joinery built here. I would put a desk along the short wall with a designer chair, maybe an upholstered one, a featherston or eames. This creative space could really sharpen the overall look in here, there are some amazing looking workspaces to be inspired by, and the new lounge would feel a real getaway tucked into your corner. You simply go there to relax and Wong have people walking through or past you anymore. Comments (21)Wouldn't the cost of a new double oven or the Ilve suggested be comparable to some decent $$$ spent on the kitchen or tiles itself? New tiles can be laid over old or even floating timber floor (lighter/darker/black/limed oak) or too much timber? I had timber cupboards too and replaced just the doors with a light laminate timber look finish which made so much difference to the look and I love it! inelew are you just bored with the current kitchen because it is quite traditional? The cost of cutting in the stone bench and purchasing/installing a new oven could be worth weighing up against refinishing the existing cupboards doors or replacing them. Lightening the existing ones either with paint as suggested or limewash...all depends on whether your tastes have changed that much. Comments (6)having owned and rented out a house for over 20 years before recently moving in our experience includes..you do not have rights to access property while the tenants are in residence and don't add anything that would need to be looked after by tenants...Talk to your accountant about the difference between capital works, repairs and maintenance especially about the best timing for anything for your own aesthetics (like rendering) and doesn't effect the safety and rentability of the house, make sure all electrical and plumbing is in cleaned excellent working order including air conditioning, heaters, exhaust fans, power points, light fittings, hot water service, taps (inside and out) gutters, downpipes, sewerage and drainage so you will know the condition of the home before the tenants move in and better identify any subsequent damage (compared to normal wear and tear) and also helps avoid expensive emergency repairs..Improvements worth considering include adding security screen doors, repairing and/or replacing hinges, knobs handles and locks every cabinet and door, replacing old fences and anything not in good working order. Have at least two sets of keys for every lock and a written means of identifying every key for every lock, clean exhaust fans and chimneys and ensure there are enough required smoke alarms, including in the garage. Talk to your insurance company about Landlords insurance and ask about anything you can do to reduce their premiums..We had many happy years with happy tenants because we made sure the house worked properly, when we wanted to do major improvements we made specific changes to the lease and tenants received rent discount in return..So many essential boring things to think about before there needs to be any cosmetic changes to what looks like a really good house....See MoreIdeas for updating my house
Comments (10)Without knowing what style or colour the Colourbond is , it's pretty hard to make suggestions -- oklouise has shown some stunning looks , I'm trying to think how to do something more on a budget ? Using JUST your photo ( i.e. assuming it had the wooden fence still ) I would have waterblasted and stained all the wooden fence ( the one that appears unpainted , the white fence on the left , etc ) in charcoal/black . The white gates I'd redo in white , but with one proviso I'll get to soon . The veranda ( portago ? ) I'd tidy , or replace if too far gone , with new materials . If going new , possibly also stain in charcoal , or a redwood stain , but keep the roof in crisp white . So to this stage , it's tidy but a bit darker , a bit more modern , but pretty boring . So add colour -- the front door , the garage doors , possibly the upper level gutters and downpipes , and the centre scroll in the gates to the left -- all in a stand-out fire hydrant red or sunshine yellow or citrus orange -- I'm hesitant to use orange , as combined with the brown , it may emphasis the 70's aspect , but if there is a barge board around the garage doors , then citrus orange doors with crisp white surrounds would look smart ! Depending on the veranda , and what work is needed there , then maybe $1000-2000 in materials and paint , and 2 days to a weeks work , and it would look more modern , less boxy , more 'happy' ....See MorePam Mataari
