As far as layering photos, I wasn’t suggesting you cover one photo with another, (what is the point of having beautiful photos and memories then! Lol) rather, overlap the edges of the frames (both are quite wide from your photos) so that they are connected without obscuring the images within. Hope that makes sense! What a difference just painting that back wall makes! It really opens up the room now. I think the few bricks around your fireplace now is a very charming feature. It keeps the charm of the original while bringing the rest of the room into a fresh new era! Well done! I would suggest running a long extension chord for your tv for now while you try out a new layout for the space if there are no powerpoints on the far wall, just to be sure you like the arrangement. Comments (5)I see what you mean with the mirror, maybe a large light canvas artwork would be more suitable using the command hooks, I think if you pick up the blue in your rug you can choose another rug to go in couch area, you don’t need to match it pattern wise, looks beautiful to have different rugs in similar toning maybe think about the lamps also with your little one , don’t want to topple over onto them, maybe artwork, luxury cushions and throws and plants in a low heavy pot that won’t tip over could look beautiful until you feel safe to add them, love your furniture....See MoreHelp!! The 800mm gap under the box gutter will hold storage, the toilet, the 'european laundry' and the wardrobe for Bedroom 3, so certainly not wasted space. It will address all the storage needs, and will enable the garden-facing side to be quite open. No - pergola timbers are not preexisting - extending new ones from the new roof will be the primary shading device, and can have anything added to them to shade them. The box gutter enables the extension roof to be pitched upwards towards the west, creating a higher ceiling, enabling some kind of opening above the bifolds, to enable hot air to be expelled. Not that my own finances are the business of this discussion, but if I can get to lockup stage with my own cash, I can apply for a bank loan for the fitout. I'm not sure of your own experience OKL, but preliminary quotes for lockup stage were around the ballpark I'd mentioned earlier. I'll upload an updated floorplan soon :-)...See Morentjoyce2010
