Hi Khanh, we bought a 40 year old 2 storey house and it needs a lot of work (I'm 40 and need a lot of work too but that's besides the point lol)... the kitchen does not have a pantry (we're using an old melamine cupboard for that but it's not close to the oven, fridge or sink) so meal prep involves getting everything out of the cupboard first, before packing a picnic and venturing into the kitchen lo - and for a cripple like me with a multitude of health issues, it is inconvenient and extremely impractical... we removed an old intrusive bulkhead to help open up the space and allow more light but following some not so great advice from the father in law, we need to plaster and repaint again where the bulkhead was removed as it's showing some cracks :/ It is an awkwardly laid out space .... the rest of the house has Fraser Island hardwood floors - and while we did replace a thousand layers of lino in the kitchen with really nice grey tiles, there is no connectivity between the kitchen and the smallish lounge/dining space. We could potentially add a few stools to make a breakfast bar on the lounge/dining side of the kitchen counter, but then we have no clue where the dining table would go if we did that. I'm not sure if I had the money to throw at it whether we would just 'tart it up' a little, or gut it and change the layout completely to create a better, practical flow for not just the kitchen, but the dining/lounge space as well.

Alenka, thanks for sharing those photos. How wonderful. When I moved up to the Macedon Ranges I swore I didn’t want exposed brick or wood paneling. I’d only lived in Victorian, federation or cal bungalow houses in Melbourne, though I appreciate mid century modern design. Then I fell in love with and bought the house in the photo (but hate the light fitting). Even though our family circumstances changed and we had to sell I still love the authenticity of the materials, the attention to detail and the connection all of the rooms have with the outdoors, including main bathroom and toilet. Really bad orientation though so it was cold and dark and very hard to heat in winter. Cool in summer however. Our new build will draw on some of the best aspects of this house, and will include internal recycled brick walls in some rooms for thermal mass and interest, indoor outdoor flow and courtyards, raked ceilings etc, but 8 star energy rating and oriented to take advantage of northern light. I love your house.

This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers

A slightly off-the-wall suggestion -- remove the wall on the 'right' of the lounge , so you incorporate the hallway into the lounge . Add a door between the entry and the lounge -- if your plan is accurate , there may have been one there at some stage ? This 'closes off' the front 2 bedrooms , they become what I call 'kids rooms' -- you can still entertain or even just watch TV when they have gone to bed . You also have a toilet for guests ( in fact , a whole bathroom to share ) , although it's not ideal for the 3 existing bedrooms , but workable , unless you are a big entertainer . This may not be possible , but in my head I'd then remove the wall between the lounge and dining ( reading your replies , this may be load bearing , but just an idea ) . So you then have a large kitchen/dining/lounge/family -- sort of 4 in one . Maybe even move the 'middle' wall along the kitchen and dining to the right by 1.5 metres ? And of course , move the laundry to the rear porch area , and what do you have ? Yes , a new Master , with the toilet already there , add a bath/shower/basin . No addition needed , but I certainly accept it has a few compromises and assumptions , and may not be possible , but might get your thoughts moving outside the obvious ?
