Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. Oh wow you have been busy! It's funny, I was at my Mum's today and we were discussing your plans. We decided the bunk room was a bit small and she suggested moving it back like you have done. Agree the fireplace will be be better on the western wall, with flow from the kitchen to the backyard with large doors. I'm torn about whether the changes to make the mudroom bigger are changing too much what I loved about the previous iteration, i.e. the void and the toilet placement. Although my hubbie wasn't sure about the toilet where it was previously as he was worried sound would carry into the lounge I never thought of that to be honest and really liked how it entered from under the stairs ‍♀️ No views to the south so no need for the window seat, would prefer the void I think and no need for bath downstairs. Which version do you think works better? Perhaps the mudroom was big enough? Hi Chris, why not keep it simple and the cost of extending down for when you are ready, you could just add a big room across the rear of the house, with or without any Verandah and even keep the two bedrooms as is and make access to the other Bed ? from the new rumpus room this would then make a great guest/study , This is all part of Stage 2

siriuskey. great work OKL. once again giving so much of your time with floorplans to give Gloria ideas to work with when she employs her local professional which I personally feel should be an architect to allow the best possible use of the block, it's sub division and two dwellings. The single dwelling on the left/corner is a great starting point showing building to ratio for that block. With what OKL has already provided you will save time and money when working with a clever local architect which will be well worth it to max this development and the investment. One other thing, I would swap the 3rd bedroom into the original kitchen and open up the existing 3 rooms on the battleaxe side into one long space opening to the front garden and parking of the original house, but then your architect could have other ideas
