Just looking at your plans again, any chance of doing a pop up roof both sides? Do you have to reinforce all the walls in your downstairs area - starting from ground level? I was just thinking in for a sheep as a lamb, if you're spending that much money can you possibly spend a little more and get maximum use from upstairs. It's so worth it, especially if you end up with a view of something/anything. Something else to bare in mind in insulation between upstairs and down which will stop noise travelling. I don't think you will need insulation in your upstairs ceiling as it tends to get very hot up there! We have a butanol roof on top which is supposed to last at least 20 years. One side of our upstairs are small verandahs which are lovely but rather a waste of space, but if you have any sort of view they would be incredible and increase the value of your property immensely - not to mention they are just lovely in the summer.

I haven't read through all the posts but to me the first thing I saw was that you could continue the wall between the staircase and bedroom right through the bathroom to the outside wall, removing the bath altogether then remove the existing wall between the bathroom and ensuite. Next (presuming your plan is drawn to scale) theres room to rearrange your ensuite by putting the basin on the outside wall and moving the toilet and shower over to allow space to build a new wall allowing more room on the other side for the wiw. You could also remove the wall between the existing robe and ensuite and bathroom, giving even more rooom in both the enusite and the bathroom - or in your bedroom. Personally I prefer the ensuite as close to the robe as possible as opposed to the other end of the bedroom - solely for ease of use - finding clothes, dressing etc after showering etc. Also it would drive me nuts having to walk through my wardrobe to enter the bed room - no matter how tidy you may be, a wardrobe always ends up with shoes, shopping bags or whatever on the floor etc and if its your entry to the bedroom you can NEVER shut the door and worry about that later... thanks, below is the bin cabin i am looking to get its 450mm https://www.arova.com.au/collections/side-mount/products/soft-close-70l-pull-out-waste-bin-for-450mm-cainet-white the reason i put 1440 wide is that the maximum wide benchtops comes in, since it needs a joint due to the column i can cut the 3000mm stone cut in the middle and make 1500 wide of more, no problems. moving the door involved too much work like cutting bricks, door frame etc. Agree the 600mm is too deep for top cabinets, i am thinking of doing 600mm drawers with a bench then like 300-400 gap, and top cabintes at 450 or 300mm deep.

I think that top one from Amart will look lovely with the room and will definitely carry on with your timber throughout, it’s different, has a light wood that will pick up the white of the tables, I would love it myself. Are you able to get a larger photo of it and see how it looks near tables.
