Image 1 with bigger kitchen. Looks quite good. Dining area is very generous at 6000mm, as is the laundry at 2500mm wide. Many laundry's are 1800 wide which is acceptable so 2500 is generous indeed. Good for ironing and clothes sorting. Cavity slider to pantry as it'll be open 99% of the time and look like 'no door'. Make study bigger by relocating the bedroom BIR to run along the hallway wall near the door. It'll make the bedroom smaller, say 3300 (600mm for BIR) but thats still quite good for a single bedroom. Also easier to furnish as it reduces circulation pathways across the bedroom. Also make entry area wider with the possibility of a wall to define the entry rather than entering directly into the living area. You'll need a place for coats, shoes, etc. even for guests to place down their items so a bench or a cupboard to hide everyday items is a worthy addition. Watch out for the tall windows as they diminish your furniture placement options. Privacy and energy efficiency comes into it as well. Views are important but its a combination of everything.

just had a look at your existing plans for the second storey.. 1/ I'd make it all open plan .. First I'd move your bed 4 downstairs into the theatre room..reason ? bathroom is existing down there..you can turn it into a master suite..bathroom..study as retreat. which then leave you all that room ..bed 4 ..kitchen ..meals..lounge..foyer to just be one huge living area.. from that living area you can pop in a stacker door/bi folds to lead to your screen verandah. Personally I'd get rid of the screens and open it right up with banisters so you can have fresh air flowing in. You can do the same with the front as well to make it one huge area without much changes.

Hi Katrina, Overall the sofa looks just too big, even though essentially it fits on paper. It would be better to go with a 2800 L shaped sofa with chaise and have the chaise side running by the wall so it's a bit more open as you walk in. And if you make the chaise 1600/1700 then you have more room to pull the sofa a bit closer to the TV and make space for your dining table behind. Or pop the chaise on the side closer to the kitchen then you may have room for an occasional chair on other side by the window. Does this make sense?

That looks like the step width is going to be about 60cm which is quite narrow and not much more between the back of one sofa and the front of the other. It’s a tight fit. Are those real sofa sizes? And you’re going to have to limit your TV size to fit diagonally. It’s a bit cramped.
