Comments (24)Having lived for years with a front loader in the kitchen under counter and now with a good sized laundry I am resenting the laundry for the space it wastes! I would rather have a "european solution" and a good en-suit and walk in :) really it is a matter of how you want to live, in reality if you spend your life considering resale you won't enjoy your home, prospective purchasers will love or hate whatever you do, those that don't want a space solution will be the ones who want the big ensuite and robe anyway! Maybe a feature wall for walls around dining, or living, pick colour from your favoured painting, and use same and other colours from pictures for cushions or even some occasional furniture in the brightest colour - I saw this done beautifully in a tarted up house for display - a small seat/coffee table painted and upholstered in an orange mix, which was taken from the splashback (everything else was neutral) and also in a throw for lounge....See MoreHow should I arrange furniture in my family room to include a TV?
Comments (15)In any event, I think the upper half of brick cavity where logs are stored could be modified and used as a place to mount your TV. I'm thinking some sort of structure could be built into the cavity and the TV mounted to it. This would require the services of a qualified carpenter to ensure the entire structure is properly and securely anchored to the brickwork, and to ensure it can support the weight of the TV, especially if a pivot mount is used. Barring this idea, is there adequate space in the opening between fam rm and kitchen/dining area which could accommodate a purpose-built unit for your TV? Comments (3)Thanks oklouise, apologies for the delay in getting back to you. To answer you questions: 1. North is located to the lounge, dining and family room wall. 2. Out the family room and the deck we are a little elevated so we have some nice views out that way. 3. The block dimensions are approx. 20m across the front and approx. 35m in length. There is also a considerable distance from the back fence to the house although I don't have that dimension. The house is situated closest the front of the block. 4.The house is a brick veneer with concrete tile roof. The house is elevated towards the back as we are on a slightly sloping block. The floors are carpet at the moment but there are original hardwood floors underneath that we are hoping to be able to restore throughout the house. 5. Long term we would love to have at least 3 beds and a study. We currently have 1 bathroom so would love to include an ensuite. No ideas for a pool but would love to incorporate a good entertaining area at the back and utilise the bottom level of the backyard for a lawn and possible concreted fire pit/sitting area. 6. Climate wise I live in Canberra. The summers are hot and the winters are cold and the house itself isn't overly energy efficient. Something I am hoping to be able to fix in the long run with proper insulation, glazing and window treatments etc. 7. no space to build underneath. Not really an option for building above due to budget restrictions. I am also wary of extending the width of the house itself as you have done in the plan (which I love and would love to be able to do with the house) as the roof runs along the house. Extending the width would cause an adjustment in the roof potentially meaning replacing, unless anyone has a better idea for this? Any ideas for consideration would be greatly appreciated.
