Comments (23)@Connie & melbourne_mum, I do feel so much for both of you and I too echo your sentiments Connie. If it were me, I would get this forum dilemma fixed, as I mentioned in my earlier post but as Midesign0401 has already mentioned, a solution is available to put all the problems behind melbourne_mum and that's good really. As for your plumber, Connie, it's not a great start with so much more to do before you get your reno completed, what with the builder, plasterer, painter etc... etc.... I would suggest to ask around the neighbourhood or even further afield, local supermarket or post office and see if others have had recent reno's and if they're happy with their respective tradies, then you could book them following a good report giving you a much better chance to be satisfied and more especially not screwed again!!! Comments (10)Hi Sophie, I immediately agree with the suggestion to remove the angled/chamfered wall to the bedroom entry and create a small lobby, although a good alternative is to consider a straight-run stair and adding a corridor wall to create a 'private' zone - then toilet can stay where it is, tucked in under stair, and privacy (and acoustic/smell separation to the toilet) is created for living and master bedroom. This might mean widening the kitchen room by 100mm or so (noting some reductions mentioned below) and mirroring the bathroom/rumpus arrangement upstairs - it does create a bit more circulation but adds a lovely sense of space when don't have your main circulation through the middle of a room. The laundry pantry is not the usual arrangement - and the distance needed to travel to the linen cupboard is excessive. I would definitely flip the arrangement of laundry /pantry and try to turn the linen into some kind of study nook off the new corridor - and get rid of the tiny desk near the front door!! Imagine that lovely living space with light coming in from the porch which is facing north. That brings up the final comment that north is where the garage is and the main kitchen is therefore south-east facing, this is fine for morning but it is darker for the afternoons. This is a bit harder to change, but the kitchen could be reworked to turn through 90 degrees to face the garden but extend across to the west facade to allow afternoon light in. The nook could be deleted (which blocks afternoon light to deck) and the deck could extend or wrap around the corner for afternoon light. A little corner of deck in the afternoon sun you would never regret! Your draftie designer would need to look at this in detail as the west external wall would might need to shift inwards and south widen into garden, but if afternoon light is important to you then I would encourage you to consider this change too....See MoreTricky floor plan for family living room - help much appreciated!
Comments (6)Hi Jayrees It looks like the house is built as per the reverse image, right? Are you swapping the furniture every time you entertain? You'll know your chiropractor well. How big's your budget? If possible you could move the garage forward by at least 1/2 and that'll give you a 3x6 family room, then you can move the kitchen down to the laundry with a breakfast bar also a possible scullery to hide dishes while entertaining. Want a bigger pantry too? A bigger budget would be if you can sacrifice bedroom 2 and move the laundry into half of it with a study in the other half if you are needing 2 studies. Comments (23)I would ditch the cream and rose coloured everything, it is very dated. Go fresh white if your floor tiles allow. If they're still really creamy and look bad with white, go a more modern cream like a Hogs Bristle Quarter or similar but with fresh white trims (not a hint of cream!). Sounds like you'll get a plain modern vanity, toilet etc, so I'd keep it simple. Actually, if the toilet is white, can you keep it? It looks perfectly fine. Same for the mirror. The curtain is the other obvious thing that would make a big difference, you could replace with a roman blind that is in a bold pattern / colour. Without knowing your personal style preferences, it's hard to suggest, but I'd suggest a bold stripe or even a traditional palm tree print, a fresh ticking, a preppy geometric, lots of options... You can then replace that in time when you prefer something different. Then add a bit of personality with a couple of nice framed prints that reference your blind pattern, add a couple of fresh hand towels and it should look really fresh!...See Morelumpets
