Bathroom reno, off kitchen
Comments (20)We considered all of your ideas and more, to the point where we had a sure plan, quoted and ready to go - only to be surprised when we actually saw it. That plan was to make the current ensuite the main bathroom and enter off the end of the room, to reconfigure the WIR to a third bedroom and to make Bed 2 the new master with a walk-thru robe to the new ensuite - currently family bathroom. The issue was that despite taking room from the existing wardrobes between the WIR and Bed 2, the area was just too small - so back to the drawing board. What we have decided to do is keep the same floor plan, knowing that if we choose to sell and return the WIR to a third bedroom it will cost approx. $4K - we think this is a great return on investment, but for our needs the WIR is a big benefit. It turns out our draughtsman missed some vital space where our current pantry exists so we have been able to utilise that space and move the pantry. This has allowed us to change the opening to the main bath to be adjacent to the back door/hall area which removes it from the kitchen/dining/lounge. Despite our best efforts we couldn't make room for a separate shower and bath, so we will have a shower over bath (island style) larger vanity (1200mm) and a concealed cistern toilet. Our finishes will do the talking with exposed brodware michaelangelo shower/bath mixers, beautiful marquina carrara and nero mosaic floor tiles and subways together with a statement wallpaper. We will retain the ensuite as is but we will make the shower significantly bigger, add a large vanity and concealed cistern toilet as per main bathroom. Same finishes. The trick in the ensuite is that we will cover the existing windows opposite the existing shower with the vanity and shaving cabinet (they are frosted from the outside) so we can utilise that wall and it makes no difference to the outside of the house - plus they are double glazed and don't open on that wall so it makes no difference to light or function. Here are the floor plans and the before photos , demo has occurred and we'll be framed and lined prior to Christmas, so stay tuned for more updates!...See MoreBEST LAYOUT FOR RENOVATING (SMALL) FAMILY BATHROOM - NO TOILET
Comments (19)Nik Star, I’m jealous of your bigger space ; ) - but so happy you have now been reacquainted with your messing tape! We are toying with the idea of putting a cavity slider in. Thank you Ripple Effekt Siriuskey - yes I really LOVE the concept of a “wet room” - Never imagined that our space was big enough for this but now seeing it’s possible, thinking about trying the bath under the window, then the shower and then vanity on the bottom left corner - just flipping yours slightly. Just trying to find a good bath that’s narrower design to allow for the biggest vanity possible. You are all awesome!...See MorePlans almost there... but bathroom layout?
Comments (63)I don’t think that you achieving your goals of a smart use of spaces. If designing for wheelchair access, the bathrooms are not big enough. There is a very good standard on space requirement for wheelchairs. it is gold level of https://dfat.gov.au/about-us/publications/Documents/accessibility-design-guide.pdf Are you working with an architect? Wheelchair access is tricking as one has to think in navigating in a full circle spin. Doorways need to be 900-1000. Bathrooms need to be wet rooms rather than the conventional. There are some great architects in the Wide Bay Area, who will design function over form and at a manageable cost. It may be worthwhile investigating....See MoreBathroom renovation begins - Seeking opinions on selections please
Comments (34)Yes, siriuskey. You are right again. It would be smart to invest in having a professional draftsman draw it up. But on face value, I really think oklouise's plan works. I have sort of drawn it out on the floor. I love that she is using standard size vanities with only a custom made top, and the towel shelves are now 450 instead of 250 wide, which is much better. The little odd-shaped infill at the end of the bath provides a spot for the lovely jug and bowl set my mother made for me. (I used to use the jug to pour water over the grandchildren's heads when I washed their hair, and now it's just a lovely decorative item with deep sentimental value) and there is space beside the bath for the urn filled with decorative soaps that was a gift from a son-in-law on his first visit to our home. I really think the bath needs to come back to 1500 long, but that's not an issue at all. I found a really nice shaped oval tub at 1500 x 760 that I like and is quite inexpensive. I don't need to worry about towel rails because I have a lovely timber free-standing towel rack that will fit nicely at the end of the shower if the shower door is placed on the side. It looks like the vanity drain can run under the drawers and into the bath outlet and the WC vanity will run under the wall into the shower drain, and all other plumbing stays the same except I'll ask the plumber to chase the shower tap and rose into the exterior wall rather than have it on the side, OR there is room for a false wall in front of the exterior wall to hide the plumbing if that works out better. The niche can go in the new wall behind the WC vanity. I'll be really surprised if this isn't a feasible plan, but I will take your advice, siriuskey, and get a pro to draw it up so I can be totally confident it works. Can't thank you enough, oklouise - and you, siriuskey, for all your efforts which, I think, contributed by generating new ideas and flushing out the important issues....See Moresiriuskey
