Comments (54)I agree about the idea of putting roller blinds on your door , matching the colours of the others must mention about Annie Sloan paint : it is a chalk paint and you can apply it on any wood surface with at having to use primer, what " seals" the pain is the Annie Sloan wax you apply afterwards. You can Buy Annie Sloan on line , i use Annie Sloan a lot.it is expensive if you want the legs painted black to be smooth, just paint and wax , but one coat of Annie Sloan does not give a good coverage. It you want it " distressed" slightly, then just sand a few it on the edges afterwards, before the waxing With a slight " distressed" leg look, but you would need to give the top of the table a light sanding to " rough it up" on the edges if you want a good solid, coverage, Annie Sloan is not the right choice have a look on eBay, I have just bought some cages light to fit near my table outside ( I was just playing around with them yesterday before the electrician comes toda), they were only like $46 each...See MoreLounge and Dining Room facing water views - where does TV go?
Comments (11)I have solved this problem by creating more than one seating area in the space which Depends on the size of your living area. I set up a couch - with a good looking back facing the window with the view. I included two adjacent chairs and a small coffee table. The other set of couches and a feature chair are also facing the view but more focused on viewing tv. It is important that you choose furniture on legs otherwise the solidity of the furniture can break up the room too much. Looking at your plan could you hang a tv on a wall on the side of your stairs. One thing I have found with an awesome view - TV becomes less important - 40 inch is big enough - TV size has got a bit out of control! Some other comments - think about placing your wardrobes next to each other to create a sound barrier between the bedrooms. If you do this make sure you put sound proofing between the bathrooms. I note your plumbing location is fragmented which adds to your expense. Will your garage obstruct your view? Comments (4)imo the biggest challenge/cost would be removing all those big solid walls, changing doors and windows and repairing ceilings and not the extra plumbing (new bathrooms and kitchen cabinets, fixtures and appliances cost the same regardless of the extra few metres of pipes) and a new location can make the most of the available space but it can sometimes be more cost effective to add an extension rather than attempting to squeeze too much into an existing building but you need an engineer, builder and plumber to give expert advice on site ... better not to assume that one option is better than another but collect a variety of ideas and ask for quotes to compare actual prices but do you have a realistic budget? i would expect to pay at least $50,000 for a modest new kitchen and bathroom in the same locations before removing any walls or adding an extra bathroom and new laundry and the combined ens/wiw is too small and would be better to have a good sized ensuite with biw and there's not enough space for a bigger island without compromising space in the family dining area...there are so many different options but we need more info...are there any good or bad views, what is the length and width of the block, is there a garage, is there car access into the back yard, what is the distance from the house to each boundary, describe your climate, where is north on the plans, how many steps are there from the back and front doors to the ground, does the block slope and in which direction, how much headroom is under the house and in the roof space...is there any potential for an upstairs, downstairs or an extension into the backyard?...See Moreb r
