have you thought of dropping the ceiling height in your down stairs laundry to hide drain pipes giving you more flexability with your bathroom floor plan. Thats if you have the available height to play with. Just finishing up a major entire house reno and it pays to plan well, my bathroom looks fantastic and am glad i spent the extra hours pacing it out to within a milimetre. Had an extra 800mm in depth so was able to put in full size bath and 1m shower, i think your first plan will work best if possible with door opening towards toilet. Dont give up on your dream bathroom, obsticals are made for jumping..

Hi fivedock No problems. I have tweaked it a little in response to the other rooms. The kitchen lights are moved out slightly off the cabinetry for better overhead lighting and added two under cabinet /bulkhead lights that are wall switched. Have also added a light for just outside the laundry for when you are standing there with washing. Back room can be on one circuit although I have shown two as don't know where you are placing furniture. We make the bathroom lights separate as shown and also do the fan separate. Our sparkie hates it but we like to be able to use the room without the fan automatically coming on. Have shown pendants in the master but that's up to you. I can delete if you like. On a side note, are the bedroom doors swinging that way deliberately? We would normally swing them opposite to that shown so that they open against a wall and you have clearance to walk around the beds. If this is to be changed then your switch locations need to be changed also. Cheers

Hi I have attached photos of a project we are working on where the bathroom was very small. Behind the shower was a linen closet which we gutted and made room for a corner shower instead. We moved the vanity to the same side as the toilet and shower leaving a good size space when you walk in the door and to be able to have room to get dressed etc. we only needed to do a little plumbing work and some electrical otherwise we utilised what the owner had. Including spraying a beige spa bath they had in storage white to save money for them, The room looks big and bright compared to the previous layout. We relocated the linen closet to the opposite wall and utilised an empty space in the lounge room to build a new closet. Which was double the size. All in all we have this family some much needed space. Not sure if you can scroll through to my profile there are step by step photos to show what we did. Also we found some great discounts on tiles and other bathroom items.

Regarding ensuite, great idea to put a nib wall, or i could even put a 1.1m wall there and avoid the shower glass all together. Or may be put a nib wall between vanity and toilet?
