Kowalske Kitchen & Bath was hired as the bathroom remodeling contractor for this Delafield master bath and closet. This black and white boho bathrooom has industrial touches and warm wood accents. The original space was like a labyrinth, with a complicated layout of walls and doors. The homeowners wanted to improve the functionality and modernize the space. The main entry of the bathroom/closet was a single door that lead to the vanity. Around the left was the closet and around the right was the rest of the bathroom. The bathroom area consisted of two separate closets, a bathtub/shower combo, a small walk-in shower and a toilet. To fix the choppy layout, we separated the two spaces with separate doors – one to the master closet and one to the bathroom. We installed pocket doors for each doorway to keep a streamlined look and save space. BLACK & WHITE BOHO BATHROOM This master bath is a light, airy space with a boho vibe. The couple opted for a large walk-in shower featuring a Dreamline Shower enclosure. Moving the shower to the corner gave us room for a black vanity, quartz counters, two sinks, and plenty of storage and counter space. The toilet is tucked in the far corner behind a half wall. BOHO DESIGN The design is contemporary and features black and white finishes. We used a white cararra marble hexagon tile for the backsplash and the shower floor. The Hinkley light fixtures are matte black and chrome. The space is warmed up with luxury vinyl plank wood flooring and a teak shelf in the shower. We removed the long wall of mirrors and moved the tub into the empty space at the left end of the vanity. We replaced the carpet with a beautiful and durable Luxury Vinyl Plank. We simply refaced the double vanity with a shaker style.

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. Complete with a standing shower, the room successfully incorporates elements of various styles toward a harmonious end. The vanity was a cabinet from Arhaus Furniture that was used for a store staging. Raymond and Jennifer purchased the marble top and put it on themselves. Jennifer had the lighting made by a husband-and-wife team that she found on Instagram. "Because social media is a great tool, it is also helpful to support small businesses. With just a little hash tagging and the right people to follow, you can find the most amazing things," she says. Reconfiguration of a dilapidated bathroom and separate toilet in a Victorian house in Walthamstow village. The original toilet was situated straight off of the landing space and lacked any privacy as it opened onto the landing. The original bathroom was separate from the WC with the entrance at the end of the landing. To get to the rear bedroom meant passing through the bathroom which was not ideal. The layout was reconfigured to create a family bathroom which incorporated a walk-in shower where the original toilet had been and freestanding bath under a large sash window. The new bathroom is slightly slimmer than the original this is to create a short corridor leading to the rear bedroom. The ceiling was removed and the joists exposed to create the feeling of a larger space. A rooflight sits above the walk-in shower and the room is flooded with natural daylight. Hanging plants are hung from the exposed beams bringing nature and a feeling of calm tranquility into the space.

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.
