Historical Renovation Objective: The homeowners asked us to join the project after partial demo and construction was in full swing. Their desire was to significantly enlarge and update the charming mid-century modern home to meet the needs of their joined families and frequent social gatherings. It was critical though that the expansion be seamless between old and new, where one feels as if the home “has always been this way”. Solution: We created spaces within rooms that allowed family to gather and socialize freely or allow for private conversations. As constant entertainers, the couple wanted easier access to their favorite wines than having to go to the basement cellar. A custom glass and stainless steel wine cellar was created where bottles seem to float in the space between the dining room and kitchen area. A nineteen foot long island dominates the great room as well as any social gathering where it is generally spread from end to end with food and surrounded by friends and family. Aside of the master suite, three oversized bedrooms each with a large en suite bath provide plenty of space for kids returning from college and frequent visits from friends and family. A neutral color palette was chosen throughout to bring warmth into the space but not fight with the clients’ collections of art, antique rugs and furnishings. Soaring ceiling, windows and huge sliding doors bring the naturalness of the large wooded lot inside while lots of natural wood and stone was used to further complement the outdoors and their love of nature. Outside, a large ground level fire-pit surrounded by comfortable chairs is another favorite gathering spot.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Derived from the famous Captain Derby House of Salem, Massachusetts, this stately, Federal Style home is situated on Chebacco Lake in Hamilton, Massachusetts. This is a home of grand scale featuring ten-foot ceilings on the first floor, nine-foot ceilings on the second floor, six fireplaces, and a grand stair that is the perfect for formal occasions. Despite the grandeur, this is also a home that is built for family living. The kitchen sits at the center of the house’s flow and is surrounded by the other primary living spaces as well as a summer stair that leads directly to the children’s bedrooms. The back of the house features a two-story porch that is perfect for enjoying views of the private yard and Chebacco Lake. Custom details throughout are true to the Georgian style of the home, but retain an inviting charm that speaks to the livability of the home.
