To meet the client‘s brief and maintain the character of the house it was decided to retain the existing timber framed windows and VJ timber walling above tiles. The client loves green and yellow, so a patterned floor tile including these colours was selected, with two complimentry subway tiles used for the walls up to the picture rail. The feature green tile used in the back of the shower. A playful bold vinyl wallpaper was installed in the bathroom and above the dado rail in the toilet. The corner back to wall bath, brushed gold tapware and accessories, wall hung custom vanity with Davinci Blanco stone bench top, teardrop clearstone basin, circular mirrored shaving cabinet and antique brass wall sconces finished off the look. The picture rail in the high section was painted in white to match the wall tiles and the above VJ‘s were painted in Dulux Triamble to match the custom vanity 2 pak finish. This colour framed the small room and with the high ceilings softened the space and made it more intimate. The timber window architraves were retained, whereas the architraves around the entry door were painted white to match the wall tiles. The adjacent toilet was changed to an in wall cistern and pan with tiles, wallpaper, accessories and wall sconces to match the bathroom Overall, the design allowed open easy access, modernised the space and delivered the wow factor that the client was seeking.

Stage two of this project was to renovate the upstairs bathrooms which consisted of main bathroom, powder room, ensuite and walk in robe. A feature wall of hand made subways laid vertically and navy and grey floors harmonise with the downstairs theme. We have achieved a calming space whilst maintaining functionality and much needed storage space.

DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”
