A simple but beautiful bathroom we designed, perfect for Airbnb guests! Clean and contemporary with just a dash of wall decor complemented by a stunning gold-framed mirror. Due to the size of this space, we kept the vanity slim and sleek and the floors, tiling, and vanity a refreshing white color. The upper walls are painted in the same dark charcoal gray as the rest of the home. Making a master bath functional and comfortable with limited space is always a challenge. The entire rooms final design and tile design was ours. The shower offers (2) independent showers, large rain-shower head and body sprays. The entire second floor has a hot water re circulation loop so hot water is right there ready to go!. The travertine floor is kept warn with Nu-Heat electric floor warmers.

DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. White and grey tile colors remind you of this luxurious bathroom’s foggy Bay Area location, and the silver finish in the shower tones in. Add a black metal window frame and black metal hardware on the cabinets for a callback to the farmhouse style. Vertical light fixtures either side of the mirror make for perfect balance when shaving or applying make-up. The bow-fronted warm wood custom vanity with a single-piece countertop also forms the shower wall. This corner shower is enclosed with glass to protect from the luxurious rain shower head and handheld wand splash. A niche puts storage at the right height, with an operable window for fresh air and natural light creating the perfect spot to keep a clean towel and washcloth handy. Oversized floor tiles outside the shower echo the smaller floor tiles inside, grounding the space. All the details are just right.

A Modern Farmhouse set in a prairie setting exudes charm and simplicity. Wrap around porches and copious windows make outdoor/indoor living seamless while the interior finishings are extremely high on detail. In floor heating under porcelain tile in the entire lower level, Fond du Lac stone mimicking an original foundation wall and rough hewn wood finishes contrast with the sleek finishes of carrera marble in the master and top of the line appliances and soapstone counters of the kitchen. This home is a study in contrasts, while still providing a completely harmonious aura.
