A small pied-e-terre received an out-sized makeover. We opened the tiny kitchen to give it the feel and workability of a much larger space. Both the bath and the kitchen are true to the very traditional and charming Beacon Hill aesthetic.

The soft green opalescent tile in the shower and on the floor creates a subtle tactile geometry, in harmony with the matte white paint used on the wall and ceiling; semi gloss is used on the trim for additional subtle contrast. The sink has clean simple lines while providing much-needed accessible storage space. A clear frameless shower enclosure allows unobstructed views of the space.
Lord Design
This very small hall bath is the only full bath in this 100 year old Four Square style home in the Irvington neighborhood. We needed to give a nod to the tradition of the home but add modern touches, some color and the storage that the clients were craving. We had to move the toilet to get the best flow for the space and we added a clever flip down cabinet door to utilize as counter space when standing at the cool one bowl, double sink. The juxtaposition of the traditional with the modern made this space pop with life and will serve well for the next 100 years.

Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated.
Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas.
Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.
transFORM Home
Convert a small space to a polished eye-catching and functional home office. We used white painted maple wood veneers and solid wood painted doors, moldings and trims to give the space a formal style. This home office boasts under cabinet LED lighting, doors with glass inserts, upper cabinets surrounded by wrap around shelving for books and accent pieces and sturdy maple wood drawers for storing office supplies or filing important documents.

When my client approached me with the task of making a full guest bath out of two adjoining closets that measured only 39 x 79 combined, I was curious to see what we could come up with. So pencil to paper, together we came up with a plan that works.
Since we were faced with a very limited amount of space, I felt the first step was to get everything up off the floor to allow for a more spacious feel. A wall hung vanity, wall hung toilet and a curb free shower create a sense of space inside the room. A small bump out into the adjacent bedroom was necessary to allow for proper clearances for sink & toilet. Due to the limited space, a wet room concept was used, with the shower open to the rest of the room. Therefore all the materials specified can get wet without damage – porcelain, teak & tile. A small teak flip up bench provides seating in the shower. A teak shelf, medicine cabinet, and niches near the sink and in the shower provide additional areas for storage. A small towel bar on the front of the sink even provides a spot for a hand towel.
Proper ventilation and lighting were very important in this small space, so a higher powered ventilation system was used. A combination fan/light and recessed lighting make sure the space is properly illuminated.
The large format tone-on-tone tiles that cover the walls floor to ceiling were selected to help make the room appear larger. The smaller format floor tiles in a darker color provide contrast and a surer grip for safety.

A cookie cutter developer three bedroom duplex was transformed into a four bedroom family friendly home complete with fine details and custom millwork. A home office, artist studio and even a full laundry room were added through a better use of space. Additionally, transoms were added to improve light and air circulation.

The high natural light behind the toilet as well as the frosted glass in the door help fill this small powder room with natural light. The built-in bookcase is carved out of the underside of the stairs. The small salvage sink, wallpaper, antique soap dish, and repurposed snowshoe as the mirror help make this snug room quite elegant.
