The site for this new house was specifically selected for its proximity to nature while remaining connected to the urban amenities of Arlington and DC. From the beginning, the homeowners were mindful of the environmental impact of this house, so the goal was to get the project LEED certified. Even though the owner’s programmatic needs ultimately grew the house to almost 8,000 square feet, the design team was able to obtain LEED Silver for the project.
The first floor houses the public spaces of the program: living, dining, kitchen, family room, power room, library, mudroom and screened porch. The second and third floors contain the master suite, four bedrooms, office, three bathrooms and laundry. The entire basement is dedicated to recreational spaces which include a billiard room, craft room, exercise room, media room and a wine cellar.
To minimize the mass of the house, the architects designed low bearing roofs to reduce the height from above, while bringing the ground plain up by specifying local Carder Rock stone for the foundation walls. The landscape around the house further anchored the house by installing retaining walls using the same stone as the foundation. The remaining areas on the property were heavily landscaped with climate appropriate vegetation, retaining walls, and minimal turf.
Other LEED elements include LED lighting, geothermal heating system, heat-pump water heater, FSA certified woods, low VOC paints and high R-value insulation and windows.

Designed to address the clients’ desire for indoor / outdoor living, the home embraces its surroundings and is sited to take full advantage of the panoramic views and outdoor entertaining spaces. The interior space of the three bedroom, 2.5 bath home is divided into three distinct zones: a public living area; a two bedroom suite; and a separate master suite, which includes an art studio. Casually relaxed, yet startlingly original, the structure gains impact through the sometimes surprising choice of materials, which include field stone, integral concrete floors, glass walls, Honduras mahogany veneers and a copper clad central fireplace. This house showcases the best of modern design while becoming an integral part of its spectacular setting.

We began with a structurally sound 1950’s home. The owners sought to capture views of mountains and lake with a new second story, along with a complete rethinking of the plan.
Basement walls and three fireplaces were saved, along with the main floor deck. The new second story provides a master suite, and professional home office for him. A small office for her is on the main floor, near three children’s bedrooms. The oldest daughter is in college; her room also functions as a guest bedroom.
A second guest room, plus another bath, is in the lower level, along with a media/playroom and an exercise room. The original carport is down there, too, and just inside there is room for the family to remove shoes, hang up coats, and drop their stuff.
The focal point of the home is the flowing living/dining/family/kitchen/terrace area. The living room may be separated via a large rolling door. Pocketing, sliding glass doors open the family and dining area to the terrace, with the original outdoor fireplace/barbeque. When slid into adjacent wall pockets, the combined opening is 28 feet wide.
