Little Constructions

By the time we found Little Constructions, we were at the stage where we didn’t think our dream home could or would be built. After many set backs with Covid, banks and the disappointment with high volume builders, it was only by chance we came across recommendations for Little Constructions. We had a set floor plan that we had worked on ourselves for many years, which was taken into LC office and was met with positivity. After a few initial meetings with Mark and discussing our hopes and dreams, reality and expectations we decided to build our dream home with Little Constructions. From the very first meeting through to hand over Mark and the team made the journey a very exciting, easy experience. We were both open and honest with each other and kept the communication lines open throughout the whole experience. During the 7 months of build time, the attention to detail and dedication that the team & trades at LC took were meticulous. Our dream home, is beyond expectations and was finished to the highest of quality and standard. We are forever grateful to have walked into the office of LC and would highly recommend to anyone. We really appreciate the smooth and seamless process of building our dream home with Mark and the team. We have heard so many difficult and scary stories from other people about house building process but Little Constructions have been amazing. Our first experience building a new house has been great. No questions were too silly or too hard, and we felt well supported throughout the whole process and were in constant communication with the team (Edin, Leesa, Kasey, Paul, Ben and Mark) and it was always a pleasure to speak to them. The house exceeded our expectations and was completed in 6 ½ months and we’re absolutely in love with the house and feel very much at home. Our dog Charlie loves the various spots in the house where he can lounge and enjoy the beautiful sunlight. We highly recommend Little Constructions as the workmanship and trades they employ are of high quality and diligence. Ben, our site manager was also great to deal with, organised and efficient, an eye for details too. We loved building our new home with Little Constructions because they genuinely care about the home they’re building for their customers. What absolute legends! Our relationship with Little Constructions has been one for the records. We have been in the process of discussion, design, construction & completion for 18 months. They have seen us through job losses, job gains, and have been supportive and have wanted to work with us to create the dream home we wanted. Kasey is the most amazing Admin human I have ever met, she has been super thorough and always has a wonderful smile! Edin is this amazing creature that somehow jumped into our brains and took everything out of it, to create the most amazing design, that was aesthetically pleasing and 100% functional. Leesa clicked with us the minute we walked in, I told her that this home had to make a statement & be bold, she was patient, kind and was so ready to have a laugh. Paul was the most amazing site supervisor, if there were little hurdles (which there was really nothing) we glided over them with ease. Ben was easy & super happy to take my calls whenever, he kept me in the loop at all times, and filled the role of site supervisor with ease. Mark there nothing was to hard, the amount of phone calls we have had has been wonderful, and I thank you and take my hat off to you for dealing with me & my crazy vision. You have been wonderful. My wife and I engaged Little Constructions with a budget, that did not change, a written brief, that included some must haves, which were confirmed verbally with Little and a concept, which was not mandatory. Prior to signing Little presented a plan based on the concept but it was not in scope of brief as it was too big. When Little stated they could meet our needs we signed up and paid a deposit. The planning stage then started and we informed Little that they did not have to follow the concept and could start afresh. Knowing our brief and budget Little presented a smaller version of the original plan they had done and we decided to proceed with this, inc some minor modifications, to the initial costing stage. This is where the wheels begin to fall off. I asked what were the standard inclusions. They said they do not have any, despite there being some on their website, and said they cater to the customers wants and needs. So finally the initial costing was delivered. The must haves, inc the most important feature and main reason we chose Little, being the raft slab, was missing. Multiple items which were left on the design, were missing from the costing. The design too, had been modified, and with no consultation. The costing missing many features came in right at the top end of our budget. If the raft slab had of been included as requested and directed, it would have exceeded the budget. And our budget for a 30-35 sq home was 750k. Yet we were delivered a costing on a shell, missing many features. We communicated our disappointment via email to Little and then response was take more items out of the house. My feedback to Little is to be honest, if you can't deliver, let the customers know, if you know you couldn't deliver, don't mislead us. Little should have said the costing for what you wanted comes out higher. Let's see if one, we can revisit budget, or two start afresh. A different design. But too hard. In fact Little made little effort to solve the issue. Our experience was poor with Little Constructions. We were honest, transparent, excited and keen to build our dream home, but clearly not with Little. We have now gone to another local builder. One which had told us, been upfront and honest, that they could not build what we wanted with our 750k budget. But our heart told us, we should build with them, and we increased our budget, to do so.

The experience building our home with Little Constructions was first class! From initial design concept to final handover, the team were professional, responsive, and able to suggest solutions to suit our requirements within budget. Mark's building experience gave us the confidence that our family home would be delivered to our expectation. Their close-knit and friendly team made us always feel part of the journey - thankyou Paul, Edin, Kasey and Leesa! We loved using a local company. Paul was an excellent site supervisor, and very accommodating of our requests. We'd be very happy to recommend Little Constructions to anyone considering building in Geelong and surrounds! Little Constructions built a beautiful home for our family. When searching for a builder we found ourselves continually comparing the quality of display homes and nothing compared to Little Constructions. The high quality workmanship definitely translated to our home and we couldn’t be happier. All of the office staff were fantastic during the pre-construction phase and we appreciated working directly with Mark when designing our home. Leesa helped us enormously during colour selection. The Site Manager Paul was amazing to deal with during the construction phase, always keeping us informed along the way. Little Constructions made the building process an enjoyable one. Little Constructions were amazing from the start, the communication was clear and when we discussed our wishes and budget worked with us to achieve the building of our forever home. Mark, Lisa, Georgie and in particular Paul kept us up to date with the planning, design and commencement of the build, right through to the completion We had a few hiccups due to the COVID, but Little’s were able to work around them and completed the build on time. If things go wrong, don't expect it to be easily fixed. We had multiple problems dealing with Little Constructions, but in a nutshell, when things go wrong (and they do in any build), don't expect them to immediately accept responsibility. Their default position is to blame others - including their clients! We have been in our home for 3 years and they are still not accepting responsibility for things that are continuing to go wrong. Rusting down pipes going beneath ground level, were somehow our fault and not that of the Little Constructions contracted plumber; water seeping under the house via the storm-water and sealed water trench, is also our fault. Timber flooring that has lifted because of water leakage and improper sealing , still has not been replaced. If things go well, the company can be great to work with, as he was with us for the first 3/4 of our build, but if and when things go wrong, they lose all niceties and reasonableness. In three years, the company has turned over multiple staff including site supervisors. To complete this review and reveal all the ways the company wronged us, I would need to write an essay.

We would highly recommend Mark & his team to anyone who is considering building in the near future. When you employ Little Constructions to build your home, you get individualised support & communication that comes with dealing directly with the builder. Mark spent considerable time with us customising a design into our dream plans. We appreciated Mark's commitment to us & our project, & he took great pride in managing the building of our home. His attention to detail & the quality of his trades throughout the building process was impeccable. His approach to us was always that of expertise & professionalism. I can't recommend Little Constructions more highly! Mark, Lisa and Glenn have been a dream to work with. The final product of our home is absolutely impeccable and is everything we dreamed for! After planning for almost 12 months, the team and Little Constructions were supportive, understanding, helpful and inspiring throughout the process. Our ideas were supported to grow into reality along with the team providing their feedback, tips and hints. We are extremely appreciative of everyone at Little Construction for making the process of our first build to be so stress free and easy!!

My partner and I first approached Little Constructions to build our new home in Bannockburn back in 2015 and were impressed with their professionalism and personal touch from the start. Over the next 12 months they helped us plan our home from the ground up and made the process as simple as possible. They consulted with us every step of the way and were more than accommodating when we had any questions or concerns. Throughout the build process they have ensured that any issue, big or small, has been addressed and have been able to come up with solutions to any of our problems.
