Comments (46)Thanks guys, @Andy, I will be more than happy to keep everyone in the loop. Especially after everyone has contributed so generously. However, the reality is that we are in the very early stages of planning. Also, considering we are wanting to basically gut the house and renovate from top to bottom raising the funds will likely take time. Though I'm sure we will continue to return to this page and seek additional advise/suggestions moving forward. Oklouise, thanks for the floor plan. This will be very useful when showing a professional our/your ideas. A loft? That sounds expensive! Regarding changing from my beloved Hampton's style, we were thinking of keeping some elements from the original home. I.e the raked ceilings but white washing them. do you have an example of a modern mid century home? Siriuskey, ok you are making life way to hard for us now. You keep coming up with some fantastic ideas for the kitchen and my wife loves all of them! I agree with you about keeping those two front rooms. I think they are quite unique in the house BUT we really like Oklouise's floor plan which carves up that room into a WIP/study. Currently we are torn as we want to retain the room but love her floorpan. Life is just to hard! I do indeed like my barn doors! I think they are very cool indeed (not sure how quickly they will date), we were wanting to use one as the entrance to the WIP. Comments (35)Hi There Brian, I have been pondering your UK project, and like all big cities around the world, affordability is out of reach of most. Harking back to the Aussie House built which was once garage and is now a 5 story home. Is you your plan part of a complex? or is there opportunity for access to a roof top?. My concern is to make the most of internal space, the first floor would be Ok, but for top end dollar I would like to see two good sized bedrooms with ensuite, to accommodate 2 professionals or 2 adults and child/guest. Is there anyway that the 1.5 down stairs out door space could be included as internal space and part of the bedrooms, with glass panels/skylights opening, with blinds for privacy. This would then do 3 things allow more fresh air and light along with space for decent ensuites and WIR. I think that the 1,5 if allowed is more important for internal space. If you do have access to roof top the laundry could be moved back up to the entry level. Also have you considered a single stair case, is it a modern contemporary house. Comments (15)all the odd striped oblongs are to represent bookshelves or cabinets or shoe storage or bench seats etc to show how furniture can fit...there is a piano and bench seat in the lounge, the left wall of the dining room is a cabinets with desk/bench study nook with chair and wall shelves/cabinets for dinnerware, books, music charging station etc.. there is definitely a railing between dining and family room (you said the height of the existing stairs is about 1.5m so teh drop might be lower but will still need a railing... there is a void under the pantry (and the ens) similar to under the main house depending on the slope of the land and these spaces might be tall enough for garden storage for pushbikes, outdoor furniture, barbq etc and, depending on precise heights and angles of the new roof, a raked ceiling with tall windows with highlights will improve the backyard view from kitchen and dining area ...and my vintage CAD program would only give a very poor impression of 3D views .. the new rear of the house would look similar to the existing without the deck although, you and your professional designer might decide that the old deck could be relocated with the extension and the new family room could be a few steps up from ground level all depends on careful on site measurements of the available space...See MoreNeeding help with floor plan of "granny flat".
Comments (55)Just thinking about this more....because it is better than doing my overdue tax or taking palm trunks to the dump... :o) ......All of the designs have such great features to them and in some respects I need to just get a builder to look over them to let me know which would be cheapest for what I need and would like. Once the technical things are sorted (cladding, electrical, plumbing, insulation), the things that I like in a home mostly are inside/outside living (seeing views) and a bright, light filled space (natural light). I find it depressing ...literally.....to be in a living space that is dark. I wanted the living area to be maximised in this space due to the work that I want to do in future with girls with autism; a small open plan kitchen with this and this area that we use have the higher ceiling to make it feel bigger.... then I need an office space, which could even be largely shut away within a cupboard if necessary. I will lose the view and a bit of light from the back sliding door because of me putting a privacy screen with gate between this building and the pool area. I have a slight view and good light from the big sliding window at the back (I would have to close blinds though, if people were using the pool area). I definitely need more light coming in from the East where the leaking colour glass window is, but I would like for them to be high so that I cannot see the neighbour's house. I think the windows on the western side are sufficient because it gets very hot on that side of this building from about 4pm (earlier in summer). Then the sliding doors at the front bring in light, but at the moment it is not totally private becasue it looks onto the road from a long driveaway. My main bedroom can be small as long as it has room for queen bed, good storage, and room for a dog bed for a golden retriever sized dog. I like the idea of having the dogs going on the deck...however, they do bark at possums at night.(They have a lot of yard to use too during the day). I do need a room where a mother and new born pups can be isolated from the other dogs). I like the idea of having a toilet and basin of some sort, separate to the main bedroom, if there is only one toilet, because it provides separation from my personal things to the main living area. I guess the second space for the dog and pups could be a laundry or a "bedroom" or "office" or "storeroom". The area for the dogs has to be on ground level and I think I would prefer my bedroom to be on ground level too as I am not getting any younger (and want to think about future needs) and ideally I would to be here til my early 70's if all works out well. It doesn't worry me whether the main bedroom ceiling is high or not, because I spend so little time in there. However, it would be good if the other spaces (except bathroom/laundry) had the higher sections of ceiling to make them feel bigger. I am only saying all this, because when I look at all the plans, I think the best one may end up being mainly from one, with elements taken from another. Thanks so much for your help. I still have the option (one day) to maximise the use of the big attic space in the main house as with the non-compliant stairs to it and only two tiny windows in it, and it being so hot up there, it is not really useable at the moment, but the pool house is highest priority because until it is liveable, then I can't recoup any expenses by renting out the bigger space (the main house).
