Hi Rob , You are entering an exciting time with a new home, good luck with it all . Just a couple of suggestions : (1) Any reason you are note considering an architect to be involved ? When chosen carefully they can be very cost effective , plus they will create the unique custom one off that you are after. Their design concepts will go far beyond just what the exterior looks like Rob, they will also consider ( for example) how a skillion roofline has other functional benefits like incorporating high line ( clerestory) windows that will bring fabulous light into the centre of your new home etc. They will also advise on orientation and wind etc etc and lots more . (2) Regardless of whether an architect is involved, I would suggest that you seriously consider getting someone to create a 3D walkthrough of your new home so that you can walk through and around it before you spend your money on construction. It really does let you see the visual effects, plus because the 3D is to scale , it will help you sort out any potential issues with design and /or construction in advance( i.e. saves you time and money during construction ) . The 3D's can be created once you have your plans and elevations completed. You can get the 3D's created fairly cheaply ( a few hundred $'s ) on www.freelancer.com where professionals from around the globe compete for your project . It is money well spent , and you can see the colours and textures in lifelike scenarios , so it takes away the mystery and what if's . DB.....A LOT of ideas and advice flying around here.......skimming through I see you are endeavouring to establish a basic concept for a designer/architect to consolidate for you, which is great.......whilst you may think this is a logical approach to achieve the best outcome, you are arguably just throwing around random ideas rather than properly resolving/focusing on the critical aspects ........my advice is do this: firstly clearly ascertain two things on paper, not in plan or building format but in writing...that is 1. List all your requirements/needs/goals and 2. Nominate a budget. Next, identify/research a logical local designer/architect option and approach them with this information....A designer's job is to come up with an appropriate concept/solution that best balances your requirements, aligned with a budget and of course make it viable within context/site. Sure, you want a cost effective/modest result, that's fine, and that will influence the solution, but as a general comment it feels like there is massive potential being missed considering the site..it dens;t necessarily have to be that big or fancy, but you have to put the EXPERIENCE of the home front and centre of the process, and not just think of it as a kitchen or whatever laid out this way or that ....This is about an amazing site and the living experience of that and the design should be based on this and bring together your specific requirements elegantly balanced in context......The issue I have scrolling through all this is that you have all these almost disconnected ideas of building form, but you have this incredible site....... the process of resolving the spaces ideally needs to develop from cues of the immediate environment/site in order to make the most of it since you are pursuing a customised solution.....agree with MB, every project has a budget and ultimately from experience this is in general the ultimate/overriding constraint. This project could be anything upwards from $500K and it will come down to the working out how far you want to take it, and what your priorities are over various levels.......this one has seriously significant potential -make sure you make the most of it as you're truly fortunately to have this opportunity to build a home for you and your family to enjoy there.......best of luck :) PD

Yes, Yes and Yes Siri!.....discrimination factor aside, the ending to this tale is (unfortunately) a "what goes around comes around" one and I think good lesson in it to share here.......so the person who supposedly could "work with their budget" ended up designing something completely beyond the budget, something like 2-3x it (surprise surprise) - and so it was back to the drawing board for a 2nd crack with a draftsperson (gender unknown)...So at this point they have paid for design/drawings TWICE......well, despite a "dumbed down design" strategy being taken, the build costs proved to still blow out to a ballpark double their budget & pretty much exactly what I told them it would (boy am I rolling my eyes at this point), and the kicker is overall an inferior level design/outcome.......yet anther example of massive false economy and not maximising the opportunity.....they ended spending the money anyway, but not necessarily in the best way..... disappointing & super frustrating from our position to witness... We observe this type of scenario year in year out with what we do. Unfortunately, many people just don't get it, don't want to listen and mistake "value" for "low cost" and completely stuff up the critical fundamental decision making process thinking that they know better.....and ultimately they only let themselves and their project investment down.......but moving on now ;)
