Budget? Glass is expensive, looks great in certain contexts but similarly can be not that great considering the cost unless it's done super well. In your case because you have a 4m high drop you'd need a handrail either way. Unless it's consistent with the rest of the design/finishes probably other options arguably a more appropriate balance. Define your needs/function and balance the options to a viable cost. I'd agree with oklouise, something along the lines of existing updated to code probably the best balance for aesthetic, function, maintenance and cost.

I'd say it's an easy min. $250K minimum flagfall on a relatively basic/not fancy spec/fit-out in a super good package deal. You're essentially renovating an entire house including moving plumbing, walls replastering, new floors throughout etc....not to mention lights, rewiring etc etc, it goes on and on.......This scope would still cost a builder themselves $150K, not factoring in their own time/labour, paying cash for sub-trades and getting super deals on all materials....and then you could only really potentially roll this type of operation out if you actually have the money in the bank. If you need to borrow then you'd need a building contract which then brings in market rates, profit margins and GST. Take profit and GST out from $150K and there's barely enough left to cover materials alone, when the labour/materials ratio (of a construction cost) these days, particular for renovations is labour being the most significant cost involved.............you can fine tune and perfect a floor plan like you have (which I reckon is pretty good as a plan), but when push comes to shove it always comes back to budget and costs, which is why we always are encouraging people to utilise design professionals who manage the challenge of designing within budget limits. If you separate budget/costs from the design process (rather than integrate it) more often than not it will leads to disappointment and misalignment of your expectations of what is realistic.

Nothing wrong with burnt orange walls in the right context IMO -- I don't think I have ever suggested a mish-mash of brightly coloured stools' -- I would sooner have say a burnt orange feature wall and 4 tall orange and chrome stools at a white or timber breakfast bar , as opposed to white , white , white and white . The bedroom already had that nice blue picture , and the plantation blinds . What was changed ? They took out the grey pillowslips , and colour co-ordinated it . Yes , read that again -- they took out the grey . And it looks better IMO . The stairs conversely -- they added grey textured wallpaper or maybe it is panelling . I don't like the style of light used anyway , but IMO by going black and gold against grey emphasises that difference , and similarly the cart in the same black and gold , with grey carpet just doubles down . Maybe it's my bizarre taste , but I don't like grey and gold mixed -- black and grey and silver works but is bland ; black and gold ( without silver ) is generally classy . Without knowing the colours in the surrounding rooms , apart from probably blue in the one bedroom , it's difficult to say , but if it was 'just' those stairs on their own , I'd change the light obviously ( probably something with a modern look and in mainly black , a bit of chrome ? ) , the textured walls on charcoal as it looks modern , but with a colourful abstract picture to add colour , and if keeping the grey carpet , I'd have chrome on the cart , and possibly a bit of red or orange -- you see that white vase , imagine that in red for instance . See , we are all different , you may love what they've done , I don't . A couple of other commenters love it , a couple don't . I like colour in my life ( around a theme generally ) -- arrest me !
