Carport to Garage conversion

Hi Everyone,

Our house has a carport that is attached to the house on one side and butts up next to the brick wall of our neighbours garage. If we wanted to extend it slightly forward (but not past the front of the house) and then install a nice metal cladding type door where do we need to start?

I'm guessing a call to council to see if I need a planning/building permit? The house was built in the early 80's so I doubt there's any overlays on the property. Should I go to an architect or a building designer (we do plan on updating the facade sometime in the future also) or straight to a garage door installer? Has anyone else done this? Our council is Moonee Valley in case that helps!

Hi. We were just discussing same option on the weekend. Our solution was......make up a timber frame to cover door ( like a false free standing wall) insulate with batts to reduce heat/ cold/ noise if required and then just gyprock over. You could actually do two false walls so if at a later date you wish to remove just half for whatever reason, it would be easier. These walls could even be on sold at a later date as there is def a demand for similar fit out. For the single door, you could always put cupboards under and then build them in by creating a false bulkhead to hide the roll or move one of the cupboards and construct a built in media cabinet with bulkhead once again to hide the roll. Sort of the wrong way around to do things actually as the driveway may now need cutting up for carport/deck posts......or worse still, cutting out for strip footings for the garage walls....... However, check council regs as many don't allow carports or garages further forward of the building lines. Privacy and overlooking can become an issue as well so a privacy screen to your lower side neighbour may need including.

Given I don't have any personal knowledge of the unit, area, valuation, specific pro's and con's that you have knowledge of and anything else I would personally need to make such a decision, I wouldn't feel comfortable providing an estimate because I don't have the full picture. I think you could certainly offer them that amount dt and see how you go? Either way, I think from the seller's perspective, it is a reasonable offer that is not that much under asking so they would most likely be happy with that. Are you happy to counter offer if they come back at you with an alternative price? I'm sorry I can't be more specific dt... again, it could be worthwhile seeking out some more localised and specialised advise from a mortgage broker in your area... even if you're not necessarily needing finance etc, they will have independent advice that may help you with the answer you are seeking. That is exactly the kind of support and assistance we received and we found it to be extremely helpful. I hope you find the answer you are looking for and I apologise I couldn't give you my idea of a reasonable offer.

Design Dilemma advice for renovating amalia_renwick19Urban Birds Design 1 hour ago Hi everyone. I was hoping to get some advice and ideas regarding a home I will be renovating. The double carport is complete, I am hoping to ad another master bedroom with en-suite and also fit in a lounge room. I will be removing the stairs and converting it into a duplex. My issues are . Entry is within the carport that I would like to convert to a master bed and living. I would have to relocate the front door??? Downstairs will be self contained. Removing the stairs. You probably don't need a permit to put a garage door on the existing carport (assuming it was installed with council approval) but I would call the local council just in case there are any local planning, heritage, or visibility regulations. If not, you can get a quote directly from a garage door installer.

It is likely going to cost you a lot more to alter & extend the existing carport roof "slightly forward". An extension is highly likely to need council approval if there are block coverage regulations i.e. what % of your block can be covered by structures. A reputable carport installation company should be able to design and provide extension plans for council approval. You don't need an architect.

For a new door, you will need at least 150mm of side-room on each side of the opening for the door tracks to be bolted to. A 150mm infill jamb is definitely required on the house side. Your photo didn't show the boundary side of the carport but likewise 150mm will be required. For a sectional/panel type garage door, you will need a clear 200-250mm (depending on the manufacturer) minimum headroom from the top of the carport opening to the lowest point of the roof structure i.e. check for lights, rafters, and steel beams on each side of the carport up to 3m into the carport. The motor will require a powerpoint on the roof that is at least 3.5m into the carport and at least 350mm offset from the centre of the carport opening.

Then you will need to decide on the colour and style of the panels.

If you are planning to update the facade in the future you would be best to integrate the design of both projects together for a more cohesive end result. The new garage door will be quite a wide, dominant feature of the front elevation of your home. I would engage somebody with good design skills who can prepare some concepts that includes your facade upgrade so it is all co-ordinated. Once your are happy with the facade concept proceed with your extended garage and new garage door project safe in the knowledge that when you do the facade upgrade you won't end up with a compromised result.

As a designer there is nothing worse than coming across new work that is poorly resolved and incompatible with any long term vision.
