Hi I am in flooring The floor does not have to be water level you have a allowance of 3mm in 1mt or 6mm it 2mt or 9mm in 3mt get the picture The subfloor does have to be hard and smooth But you CAN NOT put the kitchen on the floating floor, the floating floor needs to be able to expand and contract with a min of 10 mm expansion or 1.5mm for every 1mt so a 10mt long room needs 15 mm expansion gap at ether end. Ask the kitchen supplier if he can leave the kick boards of a put them on are the floor is installed

Generally, I find it commonplace that approximately 10% of your properties value is a maximum figure to not over capitalize, however above and beyond that doesnt factor in personal choices, like upgrading to a specific stone or appliance to suit your needs or wants. These things I would weigh up depending on how long you plan to live with the kitchen, and if it will be a long term ownership or short term with potential to sell with profit. You can easily send off a benchtop plan to any benchtop fabricator or even a st e mason and ask them to quote, just include walls, and indicate exposed edges of the bench so they include a polish cost, and any cut outs indicating your ski or hotplate etc. Where possible, note your stone colour choice for accurate costing, and then ask your cabinet maker to quote Benchtops separately, this way you have disclosed the biggest cost and decide to get it where it works for you.

Hey Paul! Firstly, congrats on starting to adult. I'm yet to begin the homeowning part of that journey but nonetheless will relish in offering my thoughts on your male-accountant-esque aesthetic skills. 1) Glass panels - scrap them! $500 could be better spent elsewhere and it's common, like mentioned above, that people don't want the insides of their cupboards visible. 2) Blackbutt laminate floors and gloss white cupboards - matt benchtop colour I think should also be dependant on paint colour of the walls as well as other furniture. Not sure if you've mentioned that? Neutral is always safe though. In terms of flooring, I agree with the other commenters again in suggesting you rip up the carpet yourself and see the situation on your hands. A bit of elbow grease (and probably a few swear words) and you'll have saved some cash you can invest in the appliances. The amount you're investing in renovating the kitchen should also depending on the scope of your other renovations of the place (how much you're changing/investing in living, bathrooms etc). Side note, but an important consideration, is thinking of the kind of future tenants you would want living in the space and what they would consider important. Kitchens are often the heart of the home, so investing a little more here, especially if visible from front door, IMO isn't completely irrational. I keep 3 sets of (Winter) flannelette sheets and 3 sets of (Summer) cotton sheets- we only have one bed. We have enough towels to "sink a battle ship" (that's a direct quote from my Mum). One can never have too many towels; towels for the dogs, towels for the kitchen, hand towels, bath/body towels..... ;-))
