Comments (56)Oh wow you have been busy! It's funny, I was at my Mum's today and we were discussing your plans. We decided the bunk room was a bit small and she suggested moving it back like you have done. Agree the fireplace will be be better on the western wall, with flow from the kitchen to the backyard with large doors. I'm torn about whether the changes to make the mudroom bigger are changing too much what I loved about the previous iteration, i.e. the void and the toilet placement. Although my hubbie wasn't sure about the toilet where it was previously as he was worried sound would carry into the lounge I never thought of that to be honest and really liked how it entered from under the stairs ♀️ No views to the south so no need for the window seat, would prefer the void I think and no need for bath downstairs. Which version do you think works better? Perhaps the mudroom was big enough? I did like the extra room off it for storage etc Thanks so much for the renders, I'm a bit concerned that it now doesn't look like my original picture. I'm really trying to keep the look as American as possible with the pitch of the veranda and the pitch of the roof. This style has been my dream and is really so much a part of my vision. I don't want something that looks similar to other houses. Sorry if this seems silly. My builder did mention about the gas bottles and how they need to see their truck. Comments (106)Thank you siriuskey. Yes that's what I was referring to, but I think I wasn't giving credit to the island sink, which would also serve for food prep. I was thinking about efficiency from my perspective. Euro bins next to sink in island, would be beneficial for ease of handling waste. Another consideration is: when using cooktop and extraction fan, will noise from fan interfere with person in study? Also, will steam from say, boiling water steam bother anyone using the study desk? I am not trying to throw cold water on the plan by my questions, I'm merely trying to imagine diff scenarios so as much as can be taken into consideration is. I have a glass splashback behind induction cooktop and a very effective extraction fan; however, when a large pot of water is at full boil, the glass steams up something chronic and I have to constantly wipe it and the underside of exhaust fan or else water drips down onto the cooktop (and any food I'm cooking)....See MoreTerrible floor plan and limited budget

We've held off on doing anything major so far BC we wanted to live in the house, see how we use the space and try to anticipate how it might change as our kids get older. It's really the ensuite needing doing that's prompted us to start seriously considering what we want. We're not 'throwaway' people so we want to spend time getting it right before we start. Siriuskey - thank you for your plan! Utilising the two bedrooms would give us a great family space. And I would LOVE a walk in linen press. We just can't understand some of the decisions the original owners made. They commissioned the design from a local firm - and the owner was actually a retired builder! Just weird stuff, like at the moment, there's nowhere in the ensuite for towel racks to go. The vanity has drawers that only pull out 15cm so nothing really fits in them. You have to make sure someone isn't opening the shower door or standing at the basin before you open the ensuite door. We have a broom cupboard in our main living area.. not to mention the family bathroom and toilet entry being right next to the couch. The living room is a thoroughfare and difficult to furnish. The dishwasher has to be turned off at the wall BC it's constantly being accidentally started as it's so easy to lean against... and you can't have the cutlery drawers open at the same time as the dishwasher (the kitchen is slightly different to the plans). Needless to say, we won't be approaching the original design firm to help us with the renovations. Comments (33)I'd say it's an easy min. $250K minimum flagfall on a relatively basic/not fancy spec/fit-out in a super good package deal. You're essentially renovating an entire house including moving plumbing, walls replastering, new floors throughout etc....not to mention lights, rewiring etc etc, it goes on and on.......This scope would still cost a builder themselves $150K, not factoring in their own time/labour, paying cash for sub-trades and getting super deals on all materials....and then you could only really potentially roll this type of operation out if you actually have the money in the bank. If you need to borrow then you'd need a building contract which then brings in market rates, profit margins and GST. Take profit and GST out from $150K and there's barely enough left to cover materials alone, when the labour/materials ratio (of a construction cost) these days, particular for renovations is labour being the most significant cost involved.............you can fine tune and perfect a floor plan like you have (which I reckon is pretty good as a plan), but when push comes to shove it always comes back to budget and costs, which is why we always are encouraging people to utilise design professionals who manage the challenge of designing within budget limits. If you separate budget/costs from the design process (rather than integrate it) more often than not it will leads to disappointment and misalignment of your expectations of what is realistic....See More- 8 years ago
