Comments (9)I have just renovated and moved my kitchen to the center of the house with a dual level island, have enlarged the old kitchen window area so we can view our new garden-to-be. A word of caution, ensure that your renovator checks out all the expenses before you start, they did not do this in my case before I signed the contract and I ended up paying $3000 more than planned for cutting into the floor slab to get the waste pipe to the outside from the center of the house. Also ensure your builders pin the slab back together correctly, I consulted a structural engineer ($330) and even then the builders needed close monitoring to ensure they refilled and joined the slab correctly, as they just wanted to do what they normally do without following his instructions. I used a company with a very good reputation and still had problems, double check everything is written into the contract before you sign, even if you have discussed the work with the builder and designer before hand you can still get caught out, as I did. Having watched the builders, most of the gyprocking painting, etc, we could do ourselves, but any brick wall removals, slab cutting really needs to be done by a professional just to cover you house insurance wise I would think. Comments (16)By hugging the south boundary and elongating the proportion of the extended building this allows for pulling the alfresco further back west and fully/best exploiting the length proportion of the block to create the feeling/illusion of greater space and your yard will feel twice as big and also maximise north light into all of the new spaces. Also bathroom is better zoned to the same side as the other bedrooms. This does involve however some more contemporary detail and splaying of walls to achieve this idea, and potentially tweaks to the ensuite window to accommodate the laundry wrapping around the side......a few ideas there- good luck :)...See MoreRetirement floor plan. Comments (70)Blue Gum floorboards how could it not look beautiful!! and yes wheelchair friendly although if we were in a wheelchair I guess we would have to move closer to town and transport and shops as this house was going to be in the country talking of moving... husband has caved and said we can move to the Bay of Islands whoop whoop! he still wants to go to France for 2 years but he said we could build or buy before we go so that changes the type of house now because we were building near a school and families this will be more a beach house that we can leave for the kids to enjoy and various friends who want it while away so I have swapped the master over to be away from the laundry garage door and hot water heat pump which is quite noisy and the guest rooms now have a Jack and Jill bathroom I haven't changed the footprints at all it's still the same size just changed the layout a little bit The bunk room would have a sliding door outside which means you could access that part of the house privately without coming through the front door or the bunk room could be a small kitchenette /come dining room / come lounge room (very small ) and rent it out as a 1 bedroom self contained apartment Once we live there full time ... will upload a photo in the next Post...See MoreCoastal/golf course retirement home - floor plan suggestions?
Comments (20)Thanks again to all. Last week's meeting to thrash out some ideas led to this revised rough sketch... This gives us: -- more coats storage near the front door for visitors -- good size linen storage adjacent to laundry -- a 'drop zone' adjacent to kitchen (near the door into bedroom) -- 1800mm high wall between ensuite shower and toilet, to eliminate overspray (and provide location for future grab rail) -- possible bathtub in a great location, although I think we'll go without it, and have an internal rockery/fernery at the southern edge of the the ensuite shower recess in lieu, combined with skylight overhead (I love the fantasy of feeling like I'm showering 'outdoors') -- revised kitchen/dining/living arrangement that still gives room for BIG island bench -- possible ramp access, although still need to figure out best configuration/location -- move electric golf cart to standalone 'shelter shed' located to rear, to allow more usable space in garage...See Moredreamer
