I agree -- 3 looks modern and interesting ; 1 and 2 look too plain ; 4 is too busy ; 5 and 6 remind me of a budget ferro-cement panelled cottage or school room ; 7 is too barn-like -- the roof is too tall for the features .

7 would work with more development -- different tones and materials ( particularly in the gable ) , another window or two , etc , but 3 is the most complete IMO .

@pottsy nailed it! Insightful feedback. Much appreciated. I wonder how we could rework that barn style front elevation. I was thinking the same. Cladding and mixing materials and colour would add depth and interest. Also open up a loft space.

With 7 , I'd have a taller garage door -- that takes away some of the height . As Kate says , a 2nd window on the left downstairs , or maybe a larger landscape one . The upstairs ( I assume its a window ) move a metre to the right -- makes the existing windows and door look more 'balanced' but also interesting at the same time .

As far as tones , maybe light on the lower walls , a charcoal on the 'surround' , a mid tone on the gable -- that ( along with changing that upper window position ) will take some of the bulk away from the look .

Another option would be to lift that 'surround' , if you are going to do a room upstairs it doesn't matter if you have a protruding external detail that is 500 or 600 higher than floor level unless you want to do a door and terrace ( and I wouldn't ! ) . Lifting that surround line will make upstairs look a lot lower of course . As above , probably have a taller garage door though .

@potsy99 excellent feedback. I feel I am drawn to #3 and I think it could tie in to the studio if we use similar cladding options. I will keep you posted #7. All features that would definitely improve this design

If you go with 3 ( my favourite too ) , do the studio the same . Mid tone for most of the facade , charcoal on that detail that goes around the outside but comes down to the left of the door ; light tone around the door through to the right hand side . Do the door the same as your garage door and main entry -- whether that be a charcoal , a cedar timber , or something more imaginative but riskier , like red or yellow or green .

So many different opinions, I’d stick to what you prefer not what others think as your the one living there.

@pottsy99 good advice. I played on Paint with your suggestion for #7. What do you think? You definitely offered great advice. My drawing isn't fantastic but gives some idea.

The inspiration pic is similar to the Paint ones , and even Option 3 up the top . If it was all one tone/material like some of the options , its plain IMO -- your Paint ones look better than the draughtspersons #7 , with the same base to work from . Like K S says , its you that have to live there , although it seems you , I and C P have similar thoughts -- that might mean we all have no talent haha .

@pottsy too funny! I've got carried away with Paint. Now I'm thinking I like 2 without the pillar details. I like the Minimalist lines. What do you think? Haha

It looks too much like a commercial warehouse with an office and roller door IMO -- no matter how much you do the details , it doesn't stand out IMO . The bottom one with the larger fake chimney looks okayish , but I'd go with a variation of #3 or #7 is it was me -- they just seem to have more style and interest .

Thanks @pottsy.  Do you prefer landscape long window or 2 vertical windows for the barn home? That front room will be our sons bedroom.

I like number 2. Particularly when you remove the pillars and add the brick. The designs with the flat roof over the third garage make it look like an add on and will be unappealing from the side elevation. I don’t like the flat angled roof look (reminds me of how people used to do cheap renovations) so that ruled out a lot of the elevations for me. You can have a singular window for your son’s bedroom. You may need to add a feature tree to the facade to balance it out. But which is your favourite that’s what matters.

@bigreader thanks for your feedback. I do like 2 and 3. I just love feedback. This is our first ever build and I want it to be the best it can be. Only doing this once.

I like the long window on the 'barn home' , its not quite so 'expected' , but without confusing things too much , I really like the angled upper window , and wonder whether your sons room will have a flat or gable/beam ceiling ? An angled downstairs front window ( if it was a beam ceiling ) would look good IMO , and probably doesn't overly matter whether you did the left side or right side of the front facade -- a modern take on the 90's , while the angle window upstairs will balance it .

For 7 you’re paying for a lot of unnecessary roofing and construction for a single story house.

Why are you showing in your elevation so much of the angled wall? In your floor plans posted, the angled wall will not be seen from the front, or at least only slightly. Your elevation is showing it as an additional wall on the front facade, which is not correct. granny flat is now a studio....very fancy.

Hi @dreamer, in a previous post re the granny flat, Houzzers were making suggestions to alter door widths and hallways to accommodate an older occupant "granny"...as it will most likely be rented to a family with highschooler I renamed it in that post to "studio" :)

I don't see those front elevations working, the roof will change for the sloping wall of the garage. And you won't want to put a chimney in a WIR, you have to work with the floorplan

Agree with siriusky. I would be looking at the overhead roof line that is expected once you have done all your new lifting of ceiling height and new roofing to your single storey home. Then the front facade has to work with that roofline. I do like the idea of a feature wall on the left of home. Will balance out the new garage. But as I said before, the facade you are drawing is not a true perspective of actual building view from the street ie: angled side wall will not be visible from the front. Do it in your feature brick to match feature wall on left. But obtain a true perspective from your designer.

To me this would be a more accurate perspective, but I’m not a designer. I think this would look good.

If this is the current view of your home. As said the angled wall will not be visible. I can’t wait to see the end result. This is a very adventurous renovation.

@sirusky and @dreamer. This is the floorplan here. Designer has worked with this for front elevation. I will consult again but they were the options he came up with. Yes it's an adventure! With our floorplan, is this working out? I hope so!

It will be worthwhile paying your designer to show you 3D drawings of what roof will fit with your floorplan, 2D doesn't show this
