Comments (18)great, has the plumbing already been installed as there could be some other options but it's always good to have external access to a place to walk in with dirty shoes, to have an air lock to save letting out all your heat and have outside access to the toilet through the rear or front entries but hope you notice that this is at the expense of the original built in shelves in the family room and increases the family room deck to allow for the doorways to the rear mudroom (and bonus external sliding door off the study) btw i've also enlarged the south entry foyer to allow for enough space to walk through with the door open and for several people to stand there at once and strongly suggest you consider sliding cavity doors (full height?) to separate the front entry from family room and family room from bedrooms to zone sound and heating..should be a gorgeous house...See MoreFeedback or advice on house plans please.
Comments (24)i put the bathroom next to the master to have the bathroom door off the short hallway rather than opening into the retreat and if you draw a line across the floor in your original plans to make a path where you will walk and leave space for furniture you will see that despite the size of the retreat it was just like a big hallway with no where for comfortable furniture arrangements and i would double check with the Solar panel supplier to confirm the ideal roof angle... double glazed windows (or thermal break double glazed are better but much more expensive) but windows can't exclude the worst of the summer heat without external window coverings and big areas of east and west glass will impact your compulsory BASIX ratings and playpens and baby gates across the top and bottom of the stairs makes everyone safer and also useful to keep small kids out of open plan kitchens...See MoreLooking for feedback on proposed renovation/floorplan -1926 home in SA
Comments (36)So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! Comments (29)I had a similar idea to your one oklouise , of building above the new garage , but I had a couple of alternative tweaks -- I wondered about coming 'forward' with the garage and upstairs , thereby having the upstairs front rooms closer to the street . The one slight problem I can see with your plan is that the dining area could be a dark area -- by coming 'forward' you keep an extra window on the downstairs side profile . The problem with that suggestion though , is that the roof may look funny , with a lower centred peak and then an upper one , so I then wondered about still going above the garage , but having the upstairs wider in profile , effectively 'stepping' 3 metres or so over the 'old' house , effectively removing that 'corner' of the existing roof and having a floor above instead of roof trusses , and have the existing roof butt up to the new upstairs side wall -- it would look more balanced IMO , you won't need to remove all the existing roof and strengthen it -- by utilising the existing brick walls it may not need any additional strengthening ? By tying the existing roof trusses to the new side wall it won't need too much strengthening either . It should also look a lot less like an add-on if the styles and materials are matched correctly IMO ....See MorePaul
