Comments (11)simply put - massively pushing the functional envelope in such tight/small limits. To achieve this you have to seriously limit/streamline flow/access points and maximise any wall space. So for example the only window into the kitchen really should be say a splashback window. The double access into the kitchen/living is a luxury in context - something has to give here otherwise you'll end up with something that ticks boxes but in reality is not actually very usable .......recommend you check out some Japanese & northern European work to see how this type of thing can be achieved effectively/cleverly when space is limited....possibly here you may be best to consider a living/kitchen/bedroom setup that is functionally zoned/separated with strategic furniture/joinery placement, simple kitchen at one end and bathroom the only "room" created within existing structure.......remember, depending upon existing conditions and what the ultimately outcome it can sometimes be false economy rearranging/re-using elements when you'll get a better bang for buck by popping out a little here and there to free up certain details for certain functional gains......good luck! Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See MoreOpen plan living, dining & kitchen - proposed layout
Comments (1)'best way to make this decisions is to add scale sized furniture to the space and unless you have the TV wall moved then the existing arrangement should be fine with the lounge facing the TV but there seems to be too much wasted space in the central hallway that could be better used in the rooms or even better added to outside...See MoreNick Morgan
